MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JUNE 8,2022 <br /> Mr. Gould seconded, yes, <br /> Mr. Reidy, yes, <br /> Mr. Blaisdell,yes, <br /> Mr. Bonvie, no, <br /> Mr. Furbush, yes <br /> The Board voted 4 to 1 in favor of the Written Finding. <br /> 71 Bluff Avenue: Owners, Daniel P. and Kate D. Wong request a Written Finding under <br /> §174-17 of the Zoning Bylaws to allow for an extension, alteration of a pre-existing, non- <br /> conforming single-family dwelling on property located in the Popponesset Overlay District <br /> and R-3 Zoning District, Map 118 Parcel 63, Mashpee, MA. <br /> Mr. Joe Anastos, Contractor represented the homeowners for a Written Finding for an <br /> extension of the second floor. It's a volume addition to finish the second floor. The plan was <br /> prepared by Steve Cook, with Cotuit Bay Design, and was submitted to the Building <br /> Department for permitting. <br /> There is no exterior work on the lot, and does not require Conservation Department approval. <br /> The Board of Health submitted comments that if the addition is 70 sq. ft. or more it would <br /> require a 6 ft. cased opening to eliminate privacy. There is no change to the lot coverage. The <br /> Building Commissioner suggested not to exceed the 50% construction costs or the assessed <br /> value of the home. <br /> Mr. Furbush questioned the site plan depicting a balcony. He asked that a revised plan be <br /> submitted. He asked about the addition on the plans. <br /> Mr. Anastos said that there will be an office, a bathroom, a game room and a study. There will <br /> be a full shed dormer in the back, and three doghouse dormers on the front. <br /> Mr. Bonvie noticed that the house plan shows a 5.6 ft. cased opening. Mr. Anastos said it was <br /> an error, and it should be a 6 ft. cased opening. <br /> Mr. Blaisdell asked for a revised floor plan, and site plan. <br /> Ms. Sangeleer read the Board of Health comments into the record. <br /> There were no more comments from the Board.
