MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JUNE 8,2022 <br /> Mr. Bonvie made a motion that the Board issue a Written Finding to Owners, Daniel P. and <br /> Kate D. Wong under §174-17 of the Zoning Bylaws to allow for an extension, alteration of a <br /> pre-existing, non-conforming single-family dwelling on property located in the Popponesset <br /> Overlay District and R-3 Zoning District,Map 118 Parcel 63,Mashpee,MA with the following <br /> conditions; <br /> 1. The Board has determined that the applicant meets all the conditions of a Written Finding <br /> under Mass General Law 40A Section 6. <br /> 2. New Addition/Remodeling for 71 Bluff Ave, Mashpee, MA. Prepared by: Cotuit Bay <br /> Design, LLC, Scale: 1/4" = 1', Date: 4/22/22, Drawing No: A1- First Floor Plan, A-2: <br /> Second Floor Plan, A-3: Front Elevation, Right Elevation, A-4: Rear Elevation, Left <br /> Elevation, Revised 5/23/2022. <br /> 3. Conditioned on all Town Department comments read into the record. <br /> 4. Conditioned upon an updated plot plan submitted to the Zoning Board and Building <br /> Inspector prior to the issuance of a building permit clearly depicting the removal of the <br /> new balcony. (This Board is not approving the new balcony and it needs to be stricken <br /> from the plan). <br /> 5. Conditioned upon a revised floor plan. The plan submitted depicts a 5.6 ft. cased opening <br /> and needs to be revised as a 6 ft. cased opening as indicated by the Board of Health <br /> comments read into the record. The revised plan needs to be submitted to the Zoning <br /> Board, and to the Building Inspector prior to the issuance of a building permit. <br /> 6. Conditioned that no more than three bedrooms allowed. <br /> Mr. Gould, seconded, yes <br /> Mr. Caggiano,yes, <br /> Mr. Blaisdell, yes, <br /> Mr. Bonvie, no, <br /> Mr. Furbush, yes <br /> The Board voted 4 to 1 in favor for the Written Finding. <br /> 4 <br />
