Mr. Burden summarized the article. They propose to from the <br /> combined section 400 units plus 160 , 000 sq. feet of <br /> commercial space up to section 5 and then the 30 acres would <br /> go under covenant as open space. <br /> Tony gave the Boards explanation of the article. The units <br /> that are requesting relocation are currently and have been <br /> approved for many years. The key issue is the request to <br /> move them from one area to the other. The Board sees <br /> advantages to it because it will concentrate units in an <br /> area that will lend itself to that type of activity and <br /> density and is compatible with future plans . More <br /> importantly to the Board it takes some approved development <br /> from the Southerly portion of New Seabury and South Cape <br /> Beach reservation and conservation land and move it <br /> northerly and reserve the 30 acres and will hopefully <br /> consummate future land trade which will connect the Town <br /> Planner' s open space corridor. <br /> Tom explained that the 30 acre restriction is forever, it <br /> will never be developed. The enforcement agent will ensure <br /> nothing is being done to the land which is in the deed <br /> restriction. The Board and Town Counsel will be responsible <br /> for writing terms of the deed restriction. <br /> Pat stated that they did not yet mention the life care <br /> Y facility which is another plus to the Town. <br /> Public Questions and Comments: <br /> 1 . How many units will there be and what type homes to they <br /> plan for the area? <br /> Chris Burden stated that 400 units will be moved, and they <br /> expect them to be single family homes , close together in the <br /> style of an old New England Town. <br /> The Life Care facility will be a larger building, mostly <br /> under one roof. <br /> There are 70 acres total in Section 5 . <br /> Under the special permit, dedicating open space provided for <br /> areas of higher density and this is one of those areas . <br /> 2 . What are the sections in the combined section? <br /> Mr. Burden explained that in 1971 the Special Permit was <br /> amended <br /> which combined sections 20 , 23, 24 , 25 , 26 , 27 , 28 , 29 (26 , 27 , 28 <br /> were taken by the State) . New Seabury can now distribute <br /> the total number of units allowed in those areas where they <br /> choose in the combined section. <br /> 3 . A resident stated that he is very concerned about the <br /> 340, 000 sq. feet of commercial space in the area. Will it <br /> be part of the Life Care facility? <br /> Mr. Burden stated that parts of it will be considered <br /> commercial . Presently New Seabury is using about 30, 000 sq. <br /> feet. There is very little justification for much retail . <br /> They believe the future commercial will consist mostly of <br /> - 4 - <br />
