He showedt <br /> Mrs . Peters ' engineer_ the opinion. <br /> This application however, they are just trying to record it ; <br /> at - the registry, not concerned about zoning changes. <br /> The Land Court requires the Board signature even though the <br /> statue does not require it. <br /> Tom explained the reason the Board might not want to sign it <br /> because it would freeze zoning/zoning protection. <br /> Mrs . Peters presented the ADTR plan to the Board. <br /> She explained that when she bought the land in 1967 it was 2 <br /> lots (and she paid taxes on 2 lots) and then at one point <br /> the Town "merged" them into one lot. <br /> 'r <br /> Charlie stated that if it meets zoning he secs no problam <br /> with it . <br /> Tom stated that lot B will not be buildable becausa it does <br /> not meet zoning requirements. Therefore they will have to <br /> put a note on the plan stating that the signature doas nct <br /> indicate compliance with zoning. <br /> Mrs . Peters will return with the zoning d'J.strict on the 4-nap <br /> (R3) and the required note and in the meantima Tom will <br /> check with the assessors of fice regarding the merai ng of t.L+e <br /> lots . <br /> The Board would be inclined to endorse it at the ne_:t <br /> meeting if Tom finds that it was not merged (through dled) <br /> into one lot. <br /> Discussion <br /> Applicant: Mr. Jon Baker, property owner <br /> Location: Willowbend/Pox gun <br /> Regt:est : Mr .
