'.
MASHPEE PLANNING BOARD MEETING MINUTES
APRIL 17 , 1991
MEETING COMMENCED AT S: 3 0 P.M.
Members Present: Judy Mills, Louise Behrman, Wayne Garrett, Tony
Ferragamo, Pat Coffey
Also Present: Tom Fudala, Town Planner, Charles Rowley,
Consulting Engineer
DISCUSSION
Mrs . Antunes was present to discuss her proposed subdivision.
(The Board had previously reviewed these subdivision plans. ) She
stated that she does not know why she is having so much trouble,
she has had her land for over 40 years and wants to give it to
her children
She explained that she and her husband did not agree with a plan
Tom Fudala had suggested to them. She and the neighbors do not
want to have Orchard Road run into Mashpee Neck Road.
She was told she would have to put in two monitoring wells and
has received an estimate but she cannot do i t, cannot afford i t.
10
Tony explained that the monitoring well is required by the zoning
by law therefore she would have to get a variance from the ZBA,
the Planning Board has no authority over that.
Tony stated that if the task at hand is to provide lots for your
children, he suggested doing an ANR and get the frontage o f f of
Orchard Rd. and Quiniquisett.
She does not have enough frontage for 7 additional lots, which
she would need.
The threshold for requiring monitoring wells is more than 5 lots .
There are alternative that Mrs. Antunes could pursue and the
Board is willing to review and work with them.
Tom will write an outline for Mrs. Antunes of what is really
needed for a Water Quality Monitoring report so she can get some
other estimates .
PUBLIC HEARINGS
Applicant: George Thompson
Location: Pimlico Pond Road, Mashpee
Request: Continuation of Public Hearing to review the revised
Definitive plan for a 17-lot subdivision known as
Three Ponds .
1
