Tom will mail the money to Mr. Bingham. <br /> Applicant: Stephen and Susan van Tol/Attorney Richard Dubin <br /> Location: 122 Redbrook Road <br /> Request: Discussion of proposed 3 lot subdivision <br /> Pat Coffey stepped down. <br /> Mr. Stephen van Tol and Attorney Dubin were present. <br /> Mr. Dubin explained that they would like to discuss this plan <br /> informally with the Board, it will require a waiver. <br /> He stated that the applicant did not want to subdivide but for <br /> financial reasons is forced to.. The subdivision, from a <br /> financial standpoint, is the minimum. He could get more lots but <br /> wants to live there and keep a large lot for himself. <br /> They are proposing a gravel driveway, 16 feet wide and Zoo feet <br /> long. <br /> They are creating 2 new lots. <br /> There is one lot which was already subdivided through the AMR <br /> process. <br /> Mr. Dubin stated that since there is not maximum density and the <br /> road is short, it warrants the Beards consideration to relax the <br /> standard a little. <br /> There can be a further stipulation that there be no further <br /> subdivisions. <br /> To put in a full road (up to subdivision standard) he would have <br /> to create another lot. <br /> He will do extra landscaping at the entrance, onto Red Brook <br /> Road. <br /> The road layout conforms . He is asking for a road construction <br /> waiver, It is a flat piece of land. <br /> It is advantageous for the lots to have their driveways on the <br /> proposed road and not on Red Brook Road. <br /> Less density than the maximum is a good tradeoff for the Town. <br /> Louise stated that she would like to see input from the police , <br /> fire, and DPW departments on the safety issue. <br /> Judy stated she has no problem except that the road should be <br /> paved when lot 3 is developed because it derives all its frontage <br /> on the cul de sac. <br /> Mr. Dubin stated that the value of the land has gone down but the <br /> cost of putting in the road has not gone down' The value of lot <br /> 3 is less than the cost of the road. To put in the road would <br /> require him to add another lot. <br /> Judy stated that is her position. <br /> Mr. Dubin explained that this will be a good road, 12" base and <br /> 3" surface (hardener) . <br /> 9 <br />
