Minutes of Meeting of <br /> Mashpee Plan Review Committee <br /> Tuesday, June 7, 2022 <br /> Mashpee Town Hall Waquoit Meeting Room <br /> Attorney Christopher Kirrane, represented the applicants. Also present was Mr. Hostetter and John LaValle with <br /> Baxter Nye Engineering. The proposal is for a 9,972 sq. ft. metal building similar to the other buildings located <br /> in the 1-1 and Light Industrial Overlay Districts. There's no specified uses for the proposed contractor bays. The <br /> access will be on Mercantile Way, however, there's a dirt road called Great Hay Road South that runs along the <br /> property but is not accessible. The lot consists of 142,346 sq. ft., and meets all zoning requirements. Attorney <br /> Kirrane said there are 16 parking spaces provided with one handicap space, where only 11 are required. The <br /> Design Review is satisfied with the proposal. The landscaping in the front will maintain the natural vegetative <br /> buffer, there will be some disturbance of the landscaping in the rear during construction. <br /> Jack Phelan Fire Chief <br /> Mr. Phelan said the access road was closed off when Mercantile Way was built. He asked if there will be a <br /> sprinkler system, and if it will be a full wet system or a mix as the other buildings. Mr. LaValle said; yes, but not <br /> sure which kind. <br /> Joe Callahan Board of Health <br /> A variance is required to install the soil absorption system (SAS) below the parking area. The industrial tight <br /> tank shall be installed according to 314 CM 18, not 310 CMR 18. It is recommended to install an SAS capacity <br /> of 599 GPD, or add denitrification with an oversized SAS to allow for flexibility with future uses. Each unit must <br /> be plumbed for bathrooms. Each SAS must be vented individually. Plans will require BOH approval at a public <br /> meeting. <br /> Evan Lehrer Town Planner <br /> He asked what the area was that's not paved in the front of the building. Attorney Kirrane said it is actually <br /> landscaped vegetative and lawn. <br /> There were no comments <br /> Mr. Callahan made a motion to accept the proposal at 68 Mercantile Way to include; <br /> • A stamped fire suppression system plan. <br /> • A variance is required to install the soil absorption system (SAS) below the parking area. Mr. Phelan seconded, yes, Mr. Morris, yes. Mr. Taylor <br /> abstained, and Mr. Callahan abstained. <br /> 3 <br />
