He asked if they would focus on those parcels. <br /> Mr. Lehrer commented the ball is in motion and he is unsure where to proceed from here, it will <br /> be straightened out it is just out of their control. <br /> Chairman Isbitz wanted to take a moment to acknowledge Bruce Willard's service as he will no <br /> longer be a member serving on the Affordable Housing Committee. <br /> Mr. Richardson wants to start pushing on the ADU's, now that there is a bylaw there has to be <br /> an opportunity to get people considering that. <br /> Ms. Pina added the ADU advocacy program will be unveiled soon, it acts as a way to train <br /> volunteers in the ADU program. <br /> Mr. Richardson stated Mashpee TV could broadcast information about this program.. <br /> Mr. Lehrer wants to offer some real world harsh realities about the difficulty of bringing an ADU <br /> into fruition. He is in the process of looking to build an ADU at his house. He worked to modify <br /> the bylaw in Mashpee, he resides in Sandwich, and the tax program is going to be critical to <br /> make this feasible. He was initially designing a less than 700 s.f. detached unit for his mother <br /> quoted at $430,000. He pivoted and is considering an addition inside his home. The realities of <br /> construction costs for anyone like him are completely unfeasible. He has a call scheduled with <br /> HAC to talk about their program. <br /> Mr. Richardson inquired about the expense being so high. <br /> Mr. Lehrer stated the labor, cost of materials, and excavation. He knows of numerous <br /> contractors that validated this being the reality. HAC's program requires proof of year round use <br /> and they will forgive the balance of the loan after 5 years. People who can afford this don't want <br /> tenants on their property. The construction cost was huge, it basically doubled his budget. <br /> 6 <br />
