There is a strong need for both affordable and workforce housing, and there needs to be <br /> some creative thinking for affordability. New data highlights some more nuanced needs. For <br /> example, Mashpee is growing older and losing the millennial population. If a senior community has <br /> greater needs, young people tend to be the laborers in that environment. They will use data to draw <br /> lines from economic needs, housing needs, and demographic changes. This evening they are <br /> hoping to start a dialogue on what has worked, what new developments are being worked through, <br /> and opportunities and challenges being faced. <br /> Mr. Richardson discussed the inability to find laborers, there are plenty of employment opportunities <br /> with no workers. They exist, but cannot afford to live here unless they live with family. It is clear <br /> there is no place for them to live. Units or properties that do exist are too expensive. <br /> Ms. Pina commented their first task is to look at what zoning allows. There is only so much that can <br /> be built with current restraints, and only so many places to put affordable projects. People don't <br /> understand what density can look like, and all the different types of housing needed in this market. <br /> Wastewater infrastructure has also been a hurdle on the Cape. <br /> Mr. Richardson explained how a bylaw was passed in town that allows for ADU in homes and there <br /> has not been any marketing or plans to develop to increase that interest. Not everyone wants <br /> people in their home, but there could be a high percentage that might. The Cape Cod league seems <br /> to find places to stay every summer. He feels the town does not bring light to those opportunities. <br /> Maybe it is too expensive, but he can think of people he knows that would be interested in providing <br /> something like that. It is becoming a missed opportunity. <br /> Ms. Pina discussed how she is aware of this program because she sits on the Committee and <br /> knows it is available. She also knows she could apply for a program through HAC and get <br /> guidance. It would be beneficial overall to have that communication and knowledge for members of <br /> the community. <br /> Mr. Richardson stated people don't know who to call or who to get in contact with. There should be <br /> a contact person at the Town Hall. <br /> Mr. Lehrer commented when you get to a point in regulations there becomes a new set of <br /> challenges. He is trying to house his mother in an ADU off of his home. He is well familiar with local <br /> permitting and has a base knowledge not everyone has. His number one constraint right now is <br /> cost. In an effort to bolster the regulations it has to be coupled with additional resources. HAC has a <br /> good program, in his opinion, it is not enough. <br /> Ms. Pina stated she is entering into her forties. Now is the time to convert her walk out basement to <br /> a one bedroom apartment. It would only create so much in equity. Mashpee is set up to be <br /> attractive for families with a very good school system, public preschool, Boys and Girls Club, <br /> Mashpee Recreation, and the Mashpee Commons. All of that combined makes this a place where <br /> families want to be. <br /> 5 <br />
