` JwIashipee Afforda6Ce Housing Committee
._ ............_.. _......_... _ _.............._ ._M...M.mm........................._ 16 Great Neck Road North
Aashpee, .74A 02649
at Degrass was easier to bring to a close as it was further along in the process. When things
resumed the crews were significantly smaller. They lost the volunteer crews from Cape Air, Cape
Cod Five, and other local partners. No other teams were working on the site. The other piece was
the supply chain issues. It was extremely hard to get sidewall and shingles. You can't just change
the siding when you are permitted for a particular design.
4. Wampanoag Village: 24 of 42 units completed; SHI Status to be clarified with the Tribe
5. 108 Commercial Street: Report by Town Planner, Evan Lehrer on parcel size and the status
of the feasibility study
The Town saw the feasibility analysis and received 415 proposals. When Town Counsel was
preparing the deeds for the Trust there were some discrepancies of actual size of parcels. It was
prudent to ascertain the properties legitimate size. It was confirmed that the 6 acres on the
Assessor's Database is true and accurate. They will need a confirmatory deed to rectify the
discrepancy. All subsequent plans in record are identified, the bank may require action from the
Trust, and he is awaiting on final result from Town Counsel. The matter is not settled but parcel size
is corrected. The single site was owned by a single property owner prior to the existence of
commercial. They subdivided a portion of the lot, which started as 11 acres, subdivided a piece off,
and %of an acre was eventually taken for back taxes. There was an error that said 9 and %.
Mr. Isbitz asked if he was willing to venture an estimate as to when this will all be cleared and if this
has to go to court.
Mr. Lehrer is hoping for a feasibility study by middle to end of summer.
Chairman Isbitz commented Chairman Sherman of the Select Board, along with EDIC, are working
jointly towards workforce housing. It will be one of the larger efforts. Mass Housing was here before
the Committee to describe their program. They allocated $30 Million to workforce housing and they
have every intention to continue the program. He is hoping the money will be there when it is
needed for Mashpee down the road.
NEW BUSINESS
1. Updating the LCP: A Discussion with Weston & Sampson on the Existing Housing
Conditions in Mashpee
Ashley Sweet and Caroline Wells, Consultants from Weston & Sampson, are working with the Town
of Mashpee on the LCP. They provided an early draft of the existing conditions for housing.
Housing chapters were also given to the Planning Board for their review and comment. They advise
the Committee to not hold back with comments as they want to make sure existing conditions are
true and accurate of what is seen in town today. They would like to establish a dialog with the
Committee to gain perspective on housing goals and priorities.
Ms. Wells provided some background data for the existing conditions, it will lay out the ground work
in terms of housing demographic, changes, economic indicators, basically everything needed from
a data standpoint, in terms of what Mashpee's affordable housing, workforce, and missing middle
need.
4
