Mary said redevelopment could use different criteria depending on the project and goals. <br />For example, Falmouth’s effort was based on location. The project created more housing, <br />including affordable housing (25% of the rentals were affordable and 50% of the homes <br />for sale were affordable) in a redeveloped parcel in Davisville near an intersection. <br />Yarmouth’s redevelopment was focused on use; motel properties on Route 28 with an <br />active motel license and current active business were redeveloped to change their look. <br /> <br />Other sites in town for affordable housing were discussed, such as the parcel on 209 <br />Barnstable Road. The town had earmarked the site for affordable housing as it was close <br />to the Quashnet School, but the abutting neighbors opposed it. Evan thought the town <br />could revisit this and talk to the neighbors. Mary thought things like a thick buffer of <br />vegetation between the homes and the street, possibly some larger units, working with <br />Habitat, and providing options for affordable home ownership would assuage the <br />concerns of the neighbors. <br /> <br />Evan suggested that the committee survey the owners of the parcels under consideration. <br />Do they have plans for the property? Do they have barriers to any plans? (For example, <br />a parcel owner could be waiting for sewering.) <br /> <br />Mary said the town could send out an RFP to purchase property; the town could purchase <br />it with an exclusive option for an investor to buy it. <br /> <br />Pamela McCarthy asked if there was a law or guidelines on mixed use zones and Evan <br />Lehrer said there was not. <br /> <br />The next step was to bring this to the Planning Board to discuss zoning <br /> <br />Comprehensive Plan: There was a workshop on July 23 on Built Systems; 72 people <br />attended, including many seasonal residents. There will be meetings with the schools <br />(including parents, adjacent organizations such as the Boy Scouts and Girl Scouts); <br />business community, environmental groups, and the Wampanoag Tribe. There will also <br />be virtual meetings for those who weren’t comfortable attending in person.
