Gangemi, Trustee <br /> Re relative: Attorney, Christopher Kirrane <br /> Archwitect/En ineer: Cape & Islands Engineering <br /> Rectuest: Applicant proposes to construct a 9,920 sq. ft. metal building with <br /> contractor bays under §174-25 (G) 14 for a flooring business and §174-25 <br /> (G) (6); §174-25 (G) (9). <br /> Attorney Christopher Kirrane represented the applicant Mac Davis Flooring. The proposal <br /> is for a commercial contractor bay warehouse building at 79 Echo Road in the 1-1 and <br /> Light Industrial Overlay Districts. The building is very similar to other metal buildings that <br /> have been constructed in this area. Also present was Joao Junqueira and Roger Brooks <br /> from Capewide Construction, and Mark from Cape and Islands. There is a sign location <br /> on the site plan but there's currently no request for a particular sign at this time. This will <br /> be a three bay building and the flooring company will occupy most of the building; two <br /> bays may be rented in the future which will require a meeting with the ZBA depending <br /> upon the use proposed. <br /> The building will be a warehouse; no retail. There is a proposed office, but it is mostly for <br /> storage by the flooring company. The building will have a sprinkler system. There will be <br /> shutters on the windows. The color pallet was provided for the Committee. The request <br /> for the parking in the front will require approval from the Zoning Board because there is a <br /> loading area in the rear. This will be a steel building with a concrete foundation. The lot <br /> size is 90,382 sq. ft. and can accommodate the 9,920 sq. ft. building. <br /> The landscape plan shows plantings in the front, and the existing natural buffer to remain. <br /> Mr. Gaudreau made a recommendation not to use a lawn mix seed to avoid further <br /> infiltrating around the drainage basin. <br /> There is a proposal for a chain link fence around the west property line at the gravel area. <br /> The dumpster location will be on the plan for the ZBA. The lighting will be photometric on <br /> the building. There will be no parking on the gravel area. <br />
