Leach, Trustee requests a Written Finding under <br /> §174-17 of the Zoning Bylaws to allow for construction of an attached garage, and <br /> addition,extension to a pre-existing non-conforming dwelling on property located in an R- <br /> 3 Zoning District, Map 114 Parcel 87, Mashpee, MA. <br /> Attorney Christopher Kirrane represented the application. Also present was Mark with <br /> Cape & Islands Engineering. A site plan was provided depicting two dwellings on the lot; <br /> 16 Overland Road and 18 Overland Road. The addition will be on 18 Overland only. This <br /> lot is approximately 32,100 sq. ft., and based upon the coastal storm flowage, this will <br /> render the lot at 18,468 sq. ft., and is under the 20%lot coverage. <br /> Attorney Kirrane reviewed the Board of Health comments with Cape & Islands <br /> Engineering regarding the bedroom count and the capacity of the septic system. He <br /> commented that his client is willing to comply with any conditional requirements. <br /> The site is pre-existing non-conforming with three roads surrounding the property. The <br /> existing structure is setback less than 40 ft. from the paper road noted as Monomoscoy Rd <br /> West,and Overland Rd.The proposed addition is not getting any closer than what currently <br /> exists, but will be getting slightly closer to Monomoscoy Road West due to the unique <br /> shape of the lot. The existing lot coverage is 13.35%the proposed is 17.21%based on the <br /> land subject to coastal storm flowage. <br /> Mr. Bonvie asked if the proposed work area is getting closer to the wetlands than what <br /> exists now. Attorney Kirrane said; not any closer than the pool. <br /> Mark with Cape&Islands explained there's 104 ft. setback dimension of the existing house <br /> to the coastal bank,and 100 ft. setback from the 100 ft.buffer zone. The structure is getting <br /> 4 ft.closer,but the Conservation Commission approved the project.The proposed structure <br /> is 104 ft. away from the coastal bank. <br /> 6 <br />
