Town of Mashpee <br /> 16 Great J1'eck-Poad.Nonh <br /> Washpee,Massachusetts 02649 <br /> MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> APRIL 27,2022 <br /> The Mashpee Zoning Board of Appeals held Public Hearings on Wednesday,-April 27, <br /> 2022 at 6:00 p.m. in the Waquoit Room at the Mashpee Town Hall, 16 Great Neck Road <br /> North. Chairman, Jonathan D. Furbush, Board Members, Ron Bonvie, Scott Goldstein, <br /> Norman J. Gould,Associate Members Sharon Sangeleer�Charlie Reidy, Brad Pittsley and <br /> Robert Caggiano were present.Building Commissioner,David Morris and Town Engineer, <br /> Chris Gallagher were also present. <br /> Chairman Furbush opened the meeting at 6:00 pm and announced that the hearings were <br /> being televised live on local Mashpee TV. He will take comments after each hearing. <br /> NEW HEARINGS <br /> Sitting on this hearing are the four regular Board Members and Associate Member, Brad <br /> Pittsley. <br /> 186 Nini ret Avenue: Owners, Michael and Christine Butera request a Written Finding <br /> under §174-17 of the Zoning Bylaws to allow for an addition, extension of a pre-existing, <br /> non-conforming dwelling on property located in an R-3 Zoning District,Map 65 Parcel 91, <br /> Mashpee, MA. <br /> Owner, Christine Butera, and Daniel McGrath, Builder represented the Written Finding <br /> request for a second floor bump-out addition that will extend 4 ft.toward the front and rear <br /> for better access of the second floor stairway. The site plan depicted the shaded work area <br /> that will not be getting any closer to the property line. The site plan also shows a deck at <br /> ground level and a pre-existing rinse station. The dwelling has a pre-existing non- <br /> conforming setback of 9.4 ft. to the property line. <br /> The Board confirmed with Dave Morris that the deck is a required egress, and the 9.4 ft. <br /> setback is not being extended. <br /> Mr. Furbush asked if Sakonnet Drive is a paper road. Mr. Gallagher said he reviewed the <br /> registry of deeds and there are several roads that never got built on. These roads exists on <br /> the lots and they were subdivided going through houses. <br /> Mr. Goldstein wanted to know the height of the addition. The house plans did not indicate <br /> the height, but that could be determined when the plan is submitted. <br /> The Board discussed the lot as being flat and did not see an issue with the height. Mr. <br /> Furbush said a condition could be made that the height of the building is less than 35 ft. <br /> 1 <br />
