Chairman, Jonathan D. Furbush, Board Members, Ron Bonvie, Scott Goldstein, <br /> Norman J. Gould, Associate Members Sharon Sangeleer, George Ganzenmuller, Charlie <br /> Reidy, and Brad Pittsley were present. Building Commissioner, David Morris and <br /> Christopher Gallagher, Town Engineer were also present. <br /> Chairman Furbush opened the meeting at 6:00 pm and announced that the hearings were <br /> being televised live on Mashpee TV. He asked for public comments for anything not related <br /> to the hearings, and will allow three minutes. He will take public comments after each <br /> hearing. <br /> 58 Cayu2a Avenue: Owners, Charles and Ellen Horne request a Special Permit under <br /> §174-17.1 (Raze and Replace) and §174-33 (Setbacks from Wetlands) of the Zoning <br /> Bylaws to allow for a raze and replace of a pre-existing non-conforming dwelling on <br /> property located in an R-3 Zoning District, Map 65 Parcel 9, Mashpee, MA. (Continued <br /> from April 27, 2022 hearings). <br /> Sitting on this hearing are the four regular board members and Sharon Sangeleer,Associate <br /> Member. <br /> Attorney, John McTeman represented the homeowners for their raze and replace project. <br /> At the last meeting, the Board and Town Engineer reviewed the plans and made some <br /> suggestions regarding the setbacks and dimensions depicted on the plans. Mr. McTeman <br /> said they did receive approval from the Conservation Commission at their meeting, <br /> however, wanted to discuss the proposed changes that were suggested by the Board. The <br /> proposed house was moved 3 ft. from the side setback, and now the left side will be 15 ft. <br /> 2.5 inches, and on the right it will be 15 ft. 3.5 inches, and the setback from the front was <br /> improved from 40 ft. to 43 ft. The setback is still improved from John's Pond from the <br /> existing to the proposed. The home will be an improved three bedroom code compliant <br /> house, there will be plenty of parking with a two-car garage and driveway. The septic <br /> system will be upgraded. The Town Engineer had a discussion with the engineer who <br /> designed the proposed home and revised the plan as suggested. The lot coverage was <br /> revised subtracting the wetlands area and it is still the same at 19%. <br /> Chairman Furbush asked for the proposed setback from the wetlands. Mr. McTernan said <br /> the setback 23 ft. and the request for relief is in the amount of 27 ft. The height of the <br /> proposed is 26 ft. <br /> 1 <br />
