MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JUL'Y 13, 2022 <br /> Mr. Bonvie made a motion that the Board accept the applicant's request for continued until July <br /> 27, 2022. Mr. Gould, seconded. All were in favor. <br /> OTHER BUSINESS <br /> 71 Bluff Ave: The Board to vote on the revised site plan as requested in the Decision. <br /> Mr. Steve Cook, Cotuit Bay Design represented the homeowners. Mr. Cook provided a full <br /> site plan and update. The lot setbacks did not change. The old plan that was originally <br /> submitted was datedl993, and did not have the setback information specific to the change on <br /> the roof of the house. Mr. Cook hired a surveyor to provide the new site plan with the <br /> corrections made to the house. The Board asked Mr. Morris if he was satisfied. Mr. Morris <br /> said; yes. <br /> Mr. Reidy read the Board of Health comments into the record. <br /> Mr. Bonvie made a motion that the Board accept into the record the site plan prepared by <br /> Warwick &Associates, Inc., 63 County Road, North Falmouth, MA, Site Plan for Daniel and <br /> Kate Wong, 71 Bluff Ave., Mashpee, MA., Scale: 1" = 10', Date: June 28, 2022. The motion <br /> references the Board of Health comments read into the record. <br /> Mr. Gould seconded. All were in favor of the revised site plan. <br /> Mashpee Commons Limited Partnership(MCLP),and Jobs Whiting Trust(JWT)will present <br /> to begin the administrative review process of Phase 1 B-1 D in accordance with Section IV: <br /> Decision& Conditions of the Chapter 40B Comprehensive Permit. <br /> Tom Feronti,Project Manager with Mashpee Commons provided a presentation for the review <br /> process associated with completion of Phase 1 in accordance with the Decision & Conditions <br /> of the 40B Project.Also present was Jeromy Lake with Union Studio Architecture,Jack Dolly, <br /> with Northland Residential, and Sara Chase, Mashpee Commons Limited Partnership. The <br /> principals of Horsley Whitten will be involved as well. <br /> Mr. Feronti and Mr. Lake gave a history of the permitting process and explained the upcoming <br /> plans with the new team that will be assisting in the next phasing. Mr. Feronti mentioned that <br /> he will be submitting plans to the Board within the next couple months and wanted to make <br /> sure that an engineering representative will be assisting for the Town for the anticipated <br /> construction projects. Mr. Feronti mentioned he is hoping to start construction by December. <br /> Chairman Furbush asked if the Fire Department and Water Department will be involved. Mr. <br /> Feronti will handle the details with those departments. A curb cut permit is not required with <br /> the DPW because these are private roads. The Board would like to see enough parking. <br /> 4 <br />
