Gangemi) <br />Co -Trustees of the 81 Echo Road Realty Trust <br />79 Echo Road (Map 19 Parcel 3-3) <br />Mashpee, MA 02649 <br />A Petition was filed on September 2, 2022 by Petitioner, Mac Davis Flooring requesting a Special <br />Permit under § 174-24 (C); § 174-25 (G) (14); § 174-25 (G) (6), (9); § 174-45.6 (D); § 174-37 and <br />§ 174-41 (M) of the Zoning Bylaws to allow for construction of a 9,920 sq. ft. metal building with <br />contractor bays for its flooring business on property located in an 1-1 and Light Overlay Districts, <br />at 79 Echo Road, Map19 Parcel 3-3, Mashpee, MA (Owner of Record: Pamela M. Gangemi, <br />Trustee of the 81 Echo Road Realty Trust). <br />Notice was duly given to abutters in accordance with Massachusetts General Laws Chapter 40A. <br />Notice was given by publication in The Mashpee Enterprise, a newspaper of general circulation in <br />the Town of Mashpee, on September 16, 2022 and September 23, 2022 a copy of which is attached <br />hereto and made a part hereof. <br />The Mashpee Zoning Board of Appeals issues this Decision pursuant to the provisions of <br />Massachusetts General Laws Chapter 40A §9and the Town of Mashpee Zoning By-laws. <br />Public Hearings were held on the Petition at the Mashpee Public Library on Wednesday, October <br />12, 2022 at which time the following members of the Board of Appeals were present and acting <br />throughout; Acting Chairman, William Blaisdell, Board Members, Ron Bonvie, Scott Goldstein, <br />Norman J. Gould, and Associate Member, George Ganzenmuller. <br />Attorney Christopher Kirrane represented the application for the Special Permit request of a 9,920 <br />sq. ft. Morton style metal building. Also present at the meeting was Joao Junqueira and Roger <br />Brooks with Capewide Construction. The property consists of approximately 90,382 sq. ft. and <br />has 291 ft. of frontage along Echo Road. The proposal meets all zoning requirements. The request <br />for the uses would be for contractor bays, wholesale storage in a roofed structure, and storage <br />space. There is no retail business requested at this time. There are three bays being constructed, <br />but if the use changes it would require an application in front of the Board. <br />
