MASHPEE ZONING BOARD OF APPEALS <br />DECISION FOR A SPECIAL PERMIT <br />Petitioner, Mac Davis Flooring <br />Owners of record: Ronald P. Gangemi and <br />Pamela M. Victurine (f/k/a Pamela M. Gangemi) <br />Co -Trustees of the 81 Echo Road Realty Trust <br />79 Echo Road (Map 19 Parcel 3-3) <br />Mashpee, MA 02649 <br />SP-2022-44 <br />The Attorney requested that the Board allow parking in the front of the building, and also requested <br />that the Board waive the landscape ratio to provide for parking. The project was approved by both <br />Design Review and Plan Review Committees. <br />SPECIAL PERMIT FINDINGS <br />The Board read the Plan Review Committee recommendations into the record; <br />+ Trash and recycling dumpsters shall be provided on an impervious surface with <br />enclosure. <br />+ Fire connections to be provided per Fire Department requirements. <br />+ Knox Box <br />+ All storm water runoff shall remain onsite. <br />The Board of Health and the Conservation Departments have no issues. <br />The Board did not have any specific issues with the project. <br />GENERAL CRITERIA <br />The subject property located at 79 Echo Road is approximately 90,382 square feet. <br />There were no abutters present. <br />SPECIAL PERMIT CONDITIONS <br />In view of the foregoing, the Board determined the Petitioner met the criteria for a Special Permit. <br />Upon motion duly made and seconded at the Public Hearings on Wednesday, October 12, 2022, <br />the Zoning Board of Appeals voted unanimously to issue a Special Permit to Petitioner, Mae Davis <br />Flooring under § 174-24 (C); § 174-25 (G) (14); § 174-25 (G) (6), (9); § 174-45.6 (D); § 174-37 and <br />§ 174-41 (M) of the Zoning Bylaws to allow for construction of a 9,920 sq. ft. metal building with <br />contractor bays for its flooring business on property located in an 1-1 and Light Overlay Districts, <br />at 79 Echo Road, Map19 Parcel 3-3, Mashpee, MA (Owner of Record: Pamela M. Gangemi, <br />Trustee of the 81 Echo Road Realty Trust) with the following conditions; <br />1. The Board has determined that the applicant meets all the conditions of a Special Permit <br />under Mass General Law 40A Section 9. <br />
