Hynds requesting a Special <br />Permit under §174-24 (C), §174-25 D(1), §174-25 G(6), G(9), G(13) and G(14) of the Zoning <br />Bylaws to allow for construction of a 9,680 square foot steel building for use as contractor bays, <br />warehouse, storage, office, and other allowed Special Permit uses on property located in an I-1 <br />Zoning District, at 89 Industrial Drive, Map 88 Parcel 27, Mashpee, MA. (Owner of Record: 11 <br />Industrial Drive, LLC). <br />Notice was duly given to abutters in accordance with Massachusetts General Laws Chapter 40A. <br />Notice was given by publication in The Mashpee Enterprise, a newspaper of general circulation in <br />the Town of Mashpee, on March 25, 2020 and March 13, 2020 a copy of which is attached hereto <br />and made a part hereof. <br />The Mashpee Zoning Board of Appeals issued its initial Decision pursuant to the provisions of <br />Massachusetts General Laws Chapter 40A §9 and the Town of Mashpee Zoning By-laws and filed <br />said Decision with the Town clerk on May 20, 2020. <br />Public Hearings were held on the Petition remotely at the Mashpee Town Hall on Wednesday, <br />April 22, 2020 at which time the following members of the Board of Appeals were present and <br />acting throughout; Chairman, Jonathan Furbush, Vice Chairman, William Blaisdell, Board <br />Members, Ron Bonvie, Norman J. Gould, and Associate Member, Sharon Sangeleer. <br />Attorney, Kevin Kirrane represented the applicant and owner, Steve Hynds for the industrial <br />building project. The application involves a 60,000 square foot lot, with 200 ft. of frontage `along <br />Industrial Drive and is situated in the I-1 Zoning District. There's an existing Special Permit for <br />the outside storage of waterworks material on this lot. The applicant is seeking a Special Permit to <br />construct a 9,680 sq. ft. building to accommodate uses that are allowed under the zoning bylaw <br />upon the grant of a Special Permit. The applicant is proposing to divide the building into five (5) <br />separate bays, and office space consisting of 832 sq. ft. in the front of the building facing Industrial <br />Dr. Each bay will have its own bathroom facility and as stated above, this building is typical of <br />other industrial buildings that have been before the Zoning Board of Appeals for similar uses in <br />the I1 Industrial Zone. <br />
