10, <br /> � Towns Of Mashpee <br /> u a0 •, 16 Great Neck Road North <br /> y z, Mashpee, MA 02649 <br /> MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JANUARY 11,2023 <br /> The Mashpee Zoning Board of Appeals held Public Hearings on Wednesday, January 11, 2023, <br /> at 6:00 p.m. in the Waquoit Room at the Mashpee Town Hall, 16 Great Neck Road North. <br /> Chairman, Jonathan D. Furbush, Board Members William A. Blaisdell, Ron Bonvie,Norman J. <br /> Gould, Associate Members Sharon Sangeleer, George Ganzenmuller, Charlie Reidy, Brad <br /> Pittsley and Robert Caggiano were present. Building Commissioner, David Morris was also <br /> present. <br /> Chairman Furbush opened the meeting at 6:00 pm and announced that the hearings were being <br /> televised live on Mashpee TV. He will take comments after each hearing. <br /> NEW HEARINGS <br /> 65 Redwood Circle: Petitioner, Mike Cannata requests a Written Finding under §174-17 of the <br /> Zoning Bylaws to allow for an extension to an existing garage on property located in an R-5 Zoning <br /> District, Map 27 Parcel 94, Mashpee, MA. Owners of Record: Joseph J. and Kathleen C. Ciullo. <br /> Mr. Cannata represented the homeowners for the Written Finding request to extend an existing <br /> garage.The existing house with an attached garage are pre-existing non-conforming.The original <br /> garage was converted into a small kitchen.Mr. Cannata has a building permit to move the kitchen <br /> back further, and he would like to expand the garage 5 ft. toward the front of the property to <br /> allow for vehicle access. There is no change in the width of the garage. The original front setback <br /> is currently 26.2 ft., and will become 21.28 ft. <br /> The Board had a discussion regarding the setback dimensions of the 5 ft. expansion that could <br /> possibly encroach on the side yard setback. The allowed setback from the side yard is 15 ft. The <br /> Board questioned the percent lot coverage,the square footage of the lot,and the side yard setback <br /> that was not depicted on the original site plan. <br /> The Board requested a revised site plan showing what structures currently exist, and what is <br /> being proposed, as well as the dimensions of the side, front and rear setbacks, lot coverage, and <br /> square footage of the lot. <br /> Mr. Cannata requested a continuance until Wednesday, January 25, 2023. Mr. Bonvie made a <br /> motion to accept the applicant's request for an extension of the petition for 65 Redwood Circle <br /> until January 25,2023. Mr. Gould seconded. Mr. Furbush took a roll call vote. Mr. Caggiano, yes, <br /> Mr. Gould, yes, Mr. Bonvie, yes, and Mr. Furbush, yes. All were in favor to continue the hearing. <br /> I <br />
