4
Community Preservation Committee
Minutes
January 5, 2023
William Hulk." h e 130w SholasInc 31 Ashumet/474 Main AffordablewHousin
Acquisition: (continued)
The property is comprised of two lots; 58.297 square feet within an R5 district and 40,411 square
feet within a C3 zone. It is possible to construct a small affordable housing project with 10
bedroom units and possibly more with a nitrogen aggregation plan.
Mr. Lehrer recommended the CPC consider increasing the funding request of the Affordable
Housing Trust in May of 2023 to support this application. It was noted the AHT is a more
efficient procedure to enable the acquisition and subsequent development of affordable housing
projects in the Town of Mashpee. The Affordable Housing Trust has the authority to purchase,
hold and make decision regarding the development of affordable units. Granting available funds
to the AHT will empower the Trust to negotiate with developers and execute real estate
transactions effectively and efficiently,
Mr. Lehrer recommended the CPC modify the request of the Affordable Housing Trust from
$300,000 to$550,000 to support the potential acquisition of 31 Ashumet/474 Main for
affordable housing purposes. If not,the Trust would most likely request additional funding in
October.
After review and discussion, it was agreed the Affordable Housing Trust would be requested to
provide comment in writing on this approach. Due to the schedule for articles to be placed on
the Town Meeting warrant a timely response is requested.
It was noted the owner of the subject property has reduced the asking price from $500,000 to
$250,000.
Evan Lehrer Town Planner: 751 Main Street Acquisition:
The above referenced discussion is a noted topic of Executive Session.
Richard DeSor her Historical Commission: Historical River Si ns.Project.
A brief discussion followed with respect to the signage project as referenced. In reviewing CPC
Criteria for this project, it is not likely to be funded as historic under the 10%Historical Reserve.
Available funding alternatives through the CPC include open space/recreation or through
administrative expenses. Funds may also be available in the Building& Grounds operational
budget of the DPW.
The topic was deferred to the next meeting.
