The Board cautioned Mr. Bonvie with regard to the placement of electrical units <br /> in order to avoid aesthetic issues and concerns raised by homeowners in the past. <br /> Mr. Bonvie made the Board aware of the fact that the existing model park <br /> currently has electric, gas,and telephone utilities. <br /> Thomas O'Hara asked whether or not the Fire Department has given approval for <br /> accessibility to the properties. <br /> Mr. Bonvie responded that this has been an ongoing issue. Mr. Bonvie informed <br /> the Board that the Fire Department has stated on several occasions that they would like to <br /> see a certain amount of distance around the buildings. He also stated that the Deputy Fire <br /> Chief attended the original Site Plan Meeting and raised some issues regarding hydrants, <br /> with no real input regarding safety/tree issues between buildings. <br /> The Town Planner suggested that in the event of a fire the ladder trucks would be <br /> used accessed from the driveway or the street. <br /> There being no further Board, Staff, or Public comment the Chairman entertained <br /> a motion, <br /> MOTION: Dennis Balzarini made a Motion to approve the Final Site Review <br /> Plan for Phase III, Section 1,dated May 19, 2008, subject to the following conditions: <br /> Concerns raised in letter dated May 21,2008 by the Consulting Engineer; Engineering <br /> Plans by RIM Engineering revised and dated May 19, 2008; Hawk Landscape Plan dated <br /> March 25, 2008;Agreement that the Developer is not allowed to cut utilities (gas, <br /> electric, telephone) until such time as a set of plans are approved that will include the <br /> location of streetlights;Utilities currently exist at the Atlantic Court model home area. <br /> Motion was duly seconded by Thomas O'Hara and so voted unanimously. <br /> Special Permit <br /> Ma tepee Investors, LLC — South Cape Village Shopping Center <br /> Submission of Special Permit Modification-Health Club <br /> Having called this matter to order the Chairman deferred to the Town Planner <br /> who informed the Board that an application had been filed with the'town Clerk,this date. <br /> MOTION: Dennis Balzarini made a Motion to schedule a Public Hearing in this <br /> matter for June 18, 2008 at 7:05 p.m.; which Motion was duly seconded by Thomas <br /> O'Hara and so voted unanimously. <br /> Road Taking Signatures <br /> Equestrian Avenue, Preakness Lane,and Meadowbrook Road <br />
