Town of Mashpee <br />16 Great Neck Road North. <br />Mashpee, MA 02649 <br />Minutes of Meeting <br />Plan Review Committee <br />Tuesday, January 17, 2023 <br />Mashpee Town Hall Waquoit Meeting Room <br />Plan Review Committee Members Present: David Morris, Building Commissioner, Zach <br />Seabury, Board of Health Agent, Catherine Laurent, DPW Director, Jack Phelan, Fire Chief, <br />and Evan Lehrer, Town Planner. <br />Dave called the meeting to order at 9:00 am. <br />Project Address: 5 Mercantile Way <br />Business name: 5 Mercantile Way Trust <br />Owner/Agent: Suzanne Rogers <br />Representative: Attorney Christopher Kirrane <br />Requests: A 7,440 sq. ft. metal building for contractor bays. <br />Proposed use: Lawn care, pest control, and storage of vehicles. <br />Attorney Christopher Kirrane represented the business owner subject to purchasing the <br />property with the ability to obtain the proper permitting. Also present was Dan Ojala with Down <br />Cape Engineering, Roger Brooks and Joao Junqueira with Cape Wide Construction. <br />The lot is located in the 1-1 and Industrial Light Overlay District on the corner of Mercantile <br />Way and Commercial St. The building itself will be a standard Morton style metal building with <br />five separate units. The owner will occupy three units, and the other two are subject to <br />approval by the ZBA for the use. <br />The owners propose a pest control, lawn care business with their vehicles stored onsite. <br />There will five (5) parking spaces for the office, nine (9) spaces for industrial. There will be 17 <br />spaces provided including one handicap. <br />David Morris, Building Commissioner <br />Mr. Morris asked which bays the pest control business will occupy. Mr. Brooks said initially <br />one, but they may occupy the two long bays. <br />Evan Lehrer, Town Planner <br />Dan Ojala reviewed the Zoning Summary as indicated on the site plan. Mr. Lehrer would like <br />the elevation plans submitted to the ZBA. <br />
