Town of Mashpee <br /> 16 Great Neck Road North <br /> r� g Mashpee, MA 02649 <br /> MEETING MINUTES <br /> MASHPEE ZONING BOARD OF APPEALS <br /> FEBRUARY 22, 2023 <br /> The Mashpee Zoning Board of Appeals held Public Hearings on Wednesday, February 22, 2023, <br /> at 6:00 p.m. in the Waquoit Room at the Mashpee Town Hall, 16 Great Neck Road North. <br /> Chairman, Jonathan D. Furbush, Board Members William A. Blaisdell, Ron Bonvie, Norman J. <br /> Gould, and Associate Members, Sharon Sangeleer, George Ganzenmuller, Charles Reidy, Brad <br /> Pittsley, and Robert Caggiano were present. Building Commissioner, David Morris was also <br /> present. <br /> Chairman Furbush opened the meeting at 6:00 pm and announced that the hearings were being <br /> televised live on Mashpee TV. He asked the audience if there was any requests to speak on <br /> anything not related to the public hearings. There were none. He will take public comments after <br /> each hearing. <br /> NEW HEARINGS <br /> Sitting on this hearing are the four regular Board members and Associate Member, George <br /> Ganzenmuller. <br /> 205 Uncle Pereys Road: Petitioner, BSS Design, Inc. requests a Written Finding under §174-17 <br /> and §174-33 of the Zoning Bylaws to allow for an addition, alteration of an existing dwelling <br /> within the 50 ft. setback to wetlands on property located in an R3 Zoning District, (New Seabury), <br /> Map 123 Parcel 185, Mashpee, MA. (Owners of Record: Sanjeev and Sarika Aggarwal). <br /> Mr. Tom Bunker represented the homeowners who are proposing to add two small additions to an <br /> existing dwelling. The first addition will be located in the middle of the house and is labeled <br /> "Addition 1"on the site plan, and the second addition will be on the left(west) side of the existing <br /> house "Addition 2" on the site plan. <br /> This property conforms to all setbacks and lot coverage will be less than 20%. The existing house <br /> is 37 ft. from the wetlands is non-conforming to the requirement under Section 174-33. Addition <br /> 1 is 50 ft. from wetlands,but 27 ft.from the coastal bank which is further from the wetland resource <br /> areas than the existing house. Addition 2, is further from the wetlands at 41 ft. <br /> Mr. Bunker provided the architectural plans depicting the two additions. The first addition is a <br /> single-story addition located between the house and garage, and will not expand beyond the height <br /> elevations of the existing two-story home. The second addition is connected to the rear of the two- <br /> story house and will not change the character of the neighborhood. <br /> 1 <br />
