MEETING MINUTES <br /> MASHPEE ZONING BOARD OF APPEALS <br /> FEBRUARY 22, 2023 <br /> Mr. Furbush confirmed that these additions are not expanding into the setbacks. <br /> Mr. Bonvie asked Mr. Bunker if he excluded flood plain, wetlands, coastal bank etc. from his <br /> calculations of lot coverage. Mr. Bunker said that his calculations were for the upland area. There <br /> are no wetlands on the lot. <br /> Mr. Blaisdell said that the Board will require existing and proposed calculations depicted on the <br /> site plans regarding flood plain,wetlands, coastal bank, etc., and depicting the percent lot coverage <br /> requirement in the bylaw, i.e., 20%requirement in the R-3 District. <br /> This particular lot is located under the New Seabury Special Permit; however, the Building <br /> Commissioner now requires these projects to apply under Section 174-33 setbacks to wetlands. <br /> The existing lot coverage on the site plan is 12.83%but does not include the wetlands calculations <br /> or Land Subject to Coastal Storm Flowage. <br /> Mr. Bonvie read the Conservation Department comments dated February 6, 2023 into the record. <br /> "Commission approved this project with condition of mitigation plantings and removal of existing <br /> platform deck near edge of pond. This platform deck is actually not on the applicant's property but <br /> rather on New Seabury Properties open space land." <br /> Ms. Sangeleer read the Board of Health comments dated February 13,2023 into the record. "Health <br /> Department is ok with the addition of a dining room(not to be used as a sleeping room) and the expansion <br /> of the Kitchen. There will be no increase in bedrooms. The existing septic permit states that a 5-bedroom <br /> septic is provided. The property is in Zone II so the dwelling is restricted to 5 bedrooms." <br /> The Board had a discussion and all agreed that the site plans should be revised. <br /> Mr.Bunker requested a continuance until March 8,2023 to revise his calculations on the site plans. <br /> Mr.Bonvie made a motion that the hearing be continued until March 8,2023. Mr. Gould seconded. <br /> All were in favor. <br /> Sitting on this hearing are the four regular Board members and Associate Member, Sharon <br /> Sangeleer. <br /> 61 Seconsett Island Road: Owners, David J.
