r1�571 � Town of Mashpee <br /> 16 Great.Neck Road North <br /> Mashpee, MA 02649 <br /> MEETING MINUTES <br /> MASHPEE ZONING BOARD OF APPEALS <br /> APRIL 12, 2023 <br /> The Mashpee Zoning Board of Appeals held Public Hearings on Wednesday, April 12, 2023, at <br /> 6:00 p.m.in the Waquoit Room at the Mashpee Town Hall, 16 Great Neck Road North. Chairman, <br /> Jonathan D. Furbush, Board Members William A. Blaisdell, Ron Bonvie, Scott Goldstein, <br /> Associate Members,Sharon Sangeleer,George Ganzenmuller,Brad Pittsley,and Robert Caggiano <br /> were present. Building Commissioner, David Morris was also present. <br /> Chairman Furbush opened the meeting at 6:00 pm and announced that the hearings were being <br /> televised live on Mashpee TV. He will take comments after each hearing. <br /> PLEDGE OF ALLEGIANCE <br /> CONTINUED HEARINGS <br /> 425 Nathan Ellis Hi,hwa ,: Owner, Mashpee 151 Properties, LLC requests a Modification to an <br /> existing Special Permit (SP-97-73) under §174-24 (C) (9) and §174-17 of the Zoning Bylaws to <br /> allow for construction of a 1,800 sq. ft. addition to the rear of the existing retail building on <br /> property located in an R3 and C2 Zoning District(s),Map 72 Parcel 56,Mashpee,MA. (Continued <br /> from March 22, 2023 hearings at the request of the Attorney). <br /> Attorney Christopher Kirrane represented the applicant's request for a Special Permit <br /> Modification for a 1,800 sq. ft. expansion of the convenience store known as Andy's Market. <br /> Also present was Mark Dibb with Cape & Islands Engineering. The hearing was continued to <br /> afford the Board engineering peer review of a revised site plan and the drainage swale storm <br /> water management plan. The revised plans were submitted to Ed Pesce, Consulting Engineer <br /> who reviewed the plans and submitted his comments/recommendations on behalf of the Board. <br /> Chairman Furbush read Ed Pesce's letter dated April 12, 2023 into the record. There were two <br /> minor issues; a landscape plan was requested, and a storm water O&M plan. Mr. Furbush asked <br /> if any vegetation was being removed from the site. An abutter sent a letter with concerns that the <br /> proposed addition and parking area would be encroaching closer to her property. <br /> Mr.Dibb provided the Board an O&M plan but he mentioned a landscape plan was not necessary <br /> because the project is toward the rear of the building. He mentioned that there will be natural <br /> vegetation surrounding the proposed basin. There's at least 20 ft. of vegetative buffer, and an <br /> existing 40 ft. from the paper road that provides an additional buffer between the abutting <br /> properties. <br /> 1 <br />
