<br />MASHPEE ZONING BOARD OF APPEALS <br />MEETING MINUTES <br />MAY 10, 2023 <br />Mr. Goldstein made a motion to close the public comments for 41 Waterline Drive South. Ms. <br />Sangeleer seconded, yes, Mr. Ganzenmuller, yes, Mr. Pittsley, yes, Mr. Goldstein, yes, and Mr. <br />Furbush, yes. All were in favor to close the public comments. <br /> <br />There was no further discussion. <br /> <br />Mr. Goldstein made a motion that the Board approve 41 Waterline Drive South, Owner, 41 <br />Waterline Drive, LLC requests a Written Finding under §174-17 and §174-33 of the Zoning <br />Bylaws to allow for construction of a deck addition on property located in the R-3 and Little Neck <br />Bay Cluster Subdivision Zoning District(s), Map 120 Parcel 149, Mashpee, MA with the following <br />conditions: <br /> <br />1. The Board has determined that the applicant meets all the conditions of a Written Finding <br />under Mass General Law 40A Section 6. <br /> <br />2. Site Plan – Prepared for: 41 Waterline Drive, LLC, Michael Glass, Project: 41 Waterline <br />Drive South, Mashpee, MA. Sheet No.: 1 of 1, Date: October 24, 2022, Drawn by: JVB, <br />RLR, Checked by: MC, Revision dates: 3/16/23: Add vista pruning view corridor, add <br />zoning table, 10/18/22: Mitigation plantings, remove proposed float rotation. Ronhock request a Modification to an <br />existing Special Permit (SP-2021-41) to remove condition line item(s) 8 and 10 and allow finished <br />space at Building Inspector’s discretion, and allow finished space above detached garage at <br />Building Inspector’s discretion on property located in an R-3 Zoning District, Map 104 Parcel 18, <br />Mashpee, MA. <br /> <br />Owners, Michael and Terrie Ronhock represented themselves for the Modification request.
