<br /> <br />Town of Mashpee <br /> 16 Great Neck Road North <br /> Mashpee, MA 02649 <br /> <br /> <br /> <br />MASHPEE ZONING BOARD OF APPEALS <br />MEETING MINUTES <br />MAY 10, 2023 <br /> <br />The Mashpee Zoning Board of Appeals held Public Hearings on Wednesday, May 10, 2023, at <br />6:00 p.m. in the Waquoit Room at the Mashpee Town Hall, 16 Great Neck Road North. <br />Chairman, Jonathan D. Furbush, Board Members Scott Goldstein, Associate Members Sharon <br />Sangeleer, George Ganzenmuller, Charlie Reidy, Brad Pittsley, and Robert Caggiano were <br />present. Building Commissioner, David Morris was also present. <br /> <br />Chairman Furbush opened the meeting at 6:00 pm and announced that the hearings were being <br />televised live on Mashpee TV. He will take comments after each hearing. <br /> <br />Ms. Sangeleer read a letter dated April 21, 2023 from Norman J. Gould that he was resigning <br />from the Zoning Board of Appeals due to health reasons. <br /> <br />Chairman Furbush publicly thanked Norman “Jim” Gould for his many years of service with the <br />ZBA. “He had a voice of reason, an open mind, and a strong sense of making the right decision”! <br />He wished Jim and Marilyn the best. <br /> <br />CONTINUED HEARINGS <br /> <br />Sitting on this hearing will be the two regular Board members as well as Associate Members, <br />Sharon Sangeleer, Brad Pittsley and Charlie Reidy. <br /> <br />409 Monomoscoy Road: Owners, Thomas and Michelle Guard, Trustees request a Written <br />Finding under §174-17 of the Zoning Bylaws to allow for removal of an existing shed, and <br />construct a garage in its approximate location on property located in an R-3 Zoning District, Map <br />124 Parcel 62-0, Mashpee, MA. (Continued from March 22, 2023 hearings at the request of the <br />Board). <br /> <br />Attorney Steve Guard represented the applicants. Also present was Raul Lizardi-Rivera with Cape <br />& Islands Engineering, and Jeff Metcalfe, Architect. At the last hearing, the Board requested some <br />final changes to the site plan relative to the zoning table to list the lot structure coverage at 100%, <br />(LSTCSF), and also the percentages under the old rule which is 11.9%, and the proposed is 16.2% <br />which is below the 20% requirement. <br /> <br />1 <br /> <br />
