<br />MASHPEE ZONING BOARD OF APPEALS <br />MEETING MINUTES <br />MAY 10, 2023 <br /> <br />Mr. Lizardi-Rivera said that part of the new submission of the site plan was the architectural plans <br />to coordinate the footprint of the proposed garage, and the changes submitted by the Board of <br />Health Agent for the sewer connection of the septic system and connect to the denite system. <br /> <br />Attorney Guard mentioned that the proposed garage has an accessory apartment above on the <br />second floor and is built to FEMA Standards. <br /> <br />Mr. Metcalfe provided the floor plans for the garage that depicted the lower level plan with two <br />overhead doors, and the second floor is an accessory dwelling. He described the construction <br />material and the color designs showing the dormers and shingles. The plan also depicted the second <br />story egress that is required, with the rear and side elevations. <br /> <br />Attorney Guard mentioned that there will be an application submitted to apply for the accessory <br />apartment. The Board of Health requested the existing floor plans and were submitted for their <br />review. <br /> <br />Mr. Furbush asked the current amount of total bedrooms. Mr. Guard said there are currently a total <br />of four bedrooms. <br /> <br />Mr. Lizardi-Rivera said that there are three existing bedrooms in the main house on the second <br />floor. The first floor has a den, and for the purpose of Title 5, it’s a four bedroom house. The <br />existing septic system is approved for five bedrooms. The loft counts as one additional bedroom, <br />and will remain five bedrooms total. The main house is not changing. <br /> <br />Mr. Goldstein noticed that the zoning table depicts 2.5 stories proposed. Mr. Lizardi-Rivera <br />confirmed that it is really two (2) stories. He also wanted to confirm the amount of flood vents. <br />Mr. Lizardi-Rivera said that there are two on the rear of the structure, and there should be at least <br />two located on two sides of the structure, but there are multiple vents. <br /> <br />Mr. Furbush polled the Board for any further comments. Mr. Morris said that the deck is existing. <br /> <br />Ms. Sangeleer read the Board of Health comments dated May 9, 2023 into the record: “Protective <br />sleeve of septic line is approved. Floor plans show 4 bedrooms in the main house and 1 bedroom <br />above garage totaling 5 bedrooms. No Comment.” <br /> <br />Ms. Sangeleer read the Conservation Department comments dated May 8, 2023 into the record. <br />th <br />“The conservation commission approved this project at their February 9 public meeting and <br />issued an order of conditions (permit). This project meets the performance standards for <br />Regulation 25 (Land Subject to Coastal Storm Flowage) as the garage is going over previously <br />existing driveway layout, thus no removal of native vegetation to accommodate. The shed <br />relocation may involve removal of a couple of small saplings.” <br /> <br /> <br />2 <br /> <br /> <br />
