Minutes of Meeting <br /> Plan Review Committee <br /> Tuesday, February 21, 2023 <br /> Mashpee Town Hall Waquoit Meeting Room <br /> The setback will be 40 ft. from Quinaquisset Avenue. The driveway will be gated as other <br /> entrances to Willowbend. There was a conversation with the Fire Department for fire <br /> apparatus access and turning radius. The length of the road is a dead end, and there will be <br /> a "T" turnaround for the fire department access. There will be two parking spaces per unit as <br /> required under zoning. It will be paved road with curbing but the material has not yet been <br /> determined. There will be a seashell shoulder along the road to assist with pedestrian <br /> movement. There will be a sidewalk and golf cart access. The application submitted to the <br /> Planning Board will include the drainage and storm water management system with catch <br /> basins and vegetative buffer strips. <br /> The utilities include public water to the site providing a hydrant at the end of the cul-de-sac <br /> for the T-turnaround. There is also an existing hydrant on Quinaquisset. The second part of <br /> the project will be to extend to the sewer and the existing pump station of the wastewater <br /> treatment facility. The existing septic system will go offline and will be taken offline and <br /> reconnected to the wastewater treatment facility. The electric system will be brought <br /> underground as well is the natural gas. <br /> Zack Seabur Health A ent <br /> Mr. Seabury has no major concerns with the plans. He took note that the sewer system will <br /> be connected, the mitigation of the bogs, and adding the storm water 4-bays to collect the <br /> street runoff. <br /> Catherine Laurent DPW Director <br /> Ms. Laurent mentioned a Cape Cod Berm is required. Ms. Laurent asked for the landscape <br /> plans. Mr. Ring mentioned that the landscape plan has not been finalized. There will be <br /> screening and plantings along Quinaquisset. Ms. Laurent asked that the Cape Cod Berm be <br /> incorporated on the landscape plan along Quinaquisset Avenue. The curb cut and utility work <br /> will require permitting. <br /> Jack Phelan Fire Chief <br /> Mr. Phelan needs to know the distance from the existing hydrant. He has concerns with the <br /> width of the road way. The Town Bylaw requires 16-18 ft. The fire code requires 20 ft. width. <br /> Anything greater than 150 ft. requires a turn-around. <br /> Rodney C.
