<br /> Chairman Furbush mentioned that the lot is 10,000 sq. ft. which allows 25% lot coverage.
<br /> Mr. Bonvie asked Mr. Strick he is creating any new non-conformities. Mr. Strick said;No.
<br /> Mr. Goldstein has no issues, Mr. Bonvie,no issues, Mr. Blaisdell,no issues.
<br /> Ms. Sangeleer read a formal letter dated May 26, 2023 submitted by the Conservation Agent noted as
<br /> an Administrative Approval.
<br /> Ms. Sangeleer read the Board of Health comments dated May 22, 2023, "To remain three (3)
<br /> bedrooms".
<br /> There were no more comments from the Board or audience.
<br /> Mr. Bonvie made a motion to close the public comment for 38 Fells Pond Road requesting a Written
<br /> Finding under §174-17 of the Zoning Bylaws. Ms. Sangeleer seconded, yes, Mr. Goldstein, yes, Mr.
<br /> Bonvie, yes,Mr. Blaisdell,yes, and Mr. Furbush, yes. All were in favor to close the public comment.
<br /> Mr. Bonvie made a motion that the Board issue a Written Finding to Owners, Michael E. Gould and
<br /> Jo Robin Gould of 38 Fells Pond Road under §174-17 of the Zoning Bylaws to allow for an addition,
<br /> extension of a pre-existing, non-conforming dwelling on property located in an R-3 Zoning District,
<br /> Map 116 Parcel 22, Mashpee, MA with the following conditions:
<br /> 1. The Board has determined that the applicant meets all the conditions of a Written Finding under
<br /> Mass General Law 40A Section 6.
<br /> 2. Site Plan — Prepared for 38 Fells Pond Rd., Mashpee, MA. Date: 5/17/2023, Scale: 1" = 30',

<br /> 6. The Board finds that the proposed project is not substantially more detrimental than the pre-
