Town of Mashpee <br /> 0: , <br /> 16 Great Neck Road North <br /> Mashpee, MA 02649 <br /> MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JULY 12, 2023 <br /> The Mashpee Zoning Board of Appeals held Public Hearings on Wednesday, July 12, 2023, at <br /> 6:00 p.m. in the Waquoit Room at the Mashpee Town Hall, 16 Great Neck Road North. <br /> Chairman,Ronald Bonvie,Board Members,Jonathan Furbush,William Blaisdell, and Associate <br /> Members, Sharon Sangeleer, George Ganzenmuller, Charles Reidy, Brad Pittsley, and Robert <br /> Caggiano. Also present was Building Commissioner, David Morris. <br /> Chairman Bonvie opened the meeting at 6:00 pm and announced that there will be a five minute <br /> delay to open the new hearings due to a traffic accident. The Chairman resumed the meeting at <br /> 6:05 pm, and announced that the meeting is being televised live on Mashpee TV. He asked the <br /> audience for public comments on non-related items. There were none. He will take public <br /> comments after each hearing. <br /> NEW HEARINGS <br /> 23 Pembroke Drive: Owners,Michael J. and Jennifer L. Degnan request a Written Finding under <br /> §174-17 of the Zoning Bylaws to allow for deck additions,alterations,extensions to a pre-existing, <br /> non-conforming single family dwelling on property located in the R-3 Zoning District and the <br /> Popponesset Overlay District, Map 123 Parcel 55, Mashpee, MA. <br /> Sitting on this hearing are the three regular Board members and Associate Members, Sharon <br /> Sangeleer and Charles Reidy. <br /> Mr. and Mrs. Degnan presented their petition request for a Written Finding at 23 Pembroke Drive. <br /> They are requesting a minor remodel of their existing home. He provided the Board with the site <br /> and building plans. The front and side setbacks are well within the requirements as depicted on the <br /> site plan described under the zoning table. The rear setback is 6.7 ft.pre-existing non-conforming, <br /> and is not changing. <br /> Mr. Degnan explained that there is an existing deck that wraps around the right side of the house. <br /> He would like to extend the existing deck by 6 ft. and install a garage underneath to the depth of <br /> that deck. The deck is approximately 24 ft. and will be extended 5.7 ft. The garage will have an <br /> entry way into the existing basement. There is an existing deck in the rear of the house that has an <br /> egress, and will be enclosed to become a mud room. The other work involves a front deck and <br /> landing of the main entrance. This deck is angled and the handrail will be adjusted so it will be <br /> flush with the existing railing and will not impact the front setbacks. This project was approved by <br /> the Conservation Commission last fall, and involves some minor mitigation. <br /> 1 <br />
