Mr. Kent comments included: most of the home and associated landscaping is within the
200 ft setback of riverfront. The garage and separate accessory dwelling unit, septic system
and portion of driveway are outside of riverfront. While the narrative states the Nitrogen
Nitrate loading, there are no supporting calculations, so that should be made known.\[This
was provided at the hearing and resolved\] Project meets the standards for development
within riverfront, including not exceeding the 10% threshold of area of lot within riverfront that
can be developed. Alternatives analysis provided in the project narrative. The plan does
lack illustration when it comes to proposed landscaping/hardscaping in areas around the
home within riverfront. If the Commission deems more details are required here, then a
revised plan can be submitted and reviewed by staff. Mr. Kent recommended to close and
issue.

\[Ms. Zollo, Mr. Colombo, and Mr. Kent discussed what was needed for conditions and the
high probability that the applicant would appear again before the Commission. However, the
consensus was that although the extent of disturbed area provided little “wiggle” room the
Commission could close and issue the order.\]

Ms. Zollo made a motion to close and issue with the following conditions: a revised plan be
submitted showing the landscaping and hardscaping and working with staff and the contour
lines need to be shown on the plan (related to drainage) which was seconded by Ms.
Godfrey.

Roll Call Vote:

Alexandra Zollo (Yes)
Marjorie Clapprood (Yes)
Erin Copeland (Yes)
Sandra Godfrey (Yes)
Paul Colombo (Yes)

5 – 0 (unanimous)

6:15 0 Nathan Ellis Highway, Town of Mashpee. Request to extend OOC 43-3080. EXT
43-3080

Representative: LEC Environmental Consultants. No issues

\[The applicant’s representative was on Zoom. However, the audio was not available.\]

Mr. Kent read the applicant’s letter requesting the extension to the record. Basically, the
applicant is seeking a three-year extension to complete the project’s phase II. Mr. Colombo
noted that there was an abutter that was concerned about run off and Wetland’s regulation
application and appealed the initial order of condition previously – the DEP issued a
superseding order that was not appealed.

Mr. Cook made a motion to extend the order of conditions for a time period of three years
which was seconded by Ms. Zollo.

Mr. Colombo’s only comment was that Mr. McManus had no issue with the proposed time
extension.

Roll Call Vote:

Alexandra Zollo (Yes)
Steven Cook (Yes)
