Proposed deck demolition and NOI
re-construction. Representative: Marsh Matters Environmental

The applicant went through the proposed project. The project is to extend the deck 6 feet
and a new stair access point. On the north side there will be new stair access as well. There
will be no change in hardscape with mitigation of about 510 sq feet with 4 to 5 different
species. No trees will need to be removed. Ms. Clapprood inquired whether the Agent’s
comment of the deck expansion being too close to the pond – Mr. Kent indicated that would
be a discussion point now. Mr. Kent noted that the ZBA application has been filed. Ms. Zollo
questioned the tree being flush with the deck. The applicant noted there will be no footings
close to the tree with the deck aligned with the house. Ms. Zollo noted that if the deck was
on the other side of the house there would be a lot less issues (e.g. getting closer to the
resource area.) and the deck would be better suited on that side. Mr. Cook suggested
eliminating footings extending the deck out 3 feet instead (cantilever). Mr. Kent noted a drop
off of about 1 foot. Mr. Cook questioned the compelling need for the deck and noted that
there were footings already. The applicant opined that the footings were not really something
to consider but agreed that the proposal was getting closer to the resource area and went
on to note that the structure was already nonconforming. Mr. Colombo expressed concern
about the mitigation given the shading. The applicant (given the species chosen) assured
