�r Town of.Mashpee <br /> 16 Great Neck Road North <br /> Mashpee, MA 02649 <br /> Minutes of Meeting <br /> Design Review Committee <br /> Tuesday, February 21, 2023 <br /> Mashpee Town Hall Waquoit Meeting Room <br /> Design Review Committee Members Present: <br /> Mr. Dave Morris, Building Commissioner <br /> Mr. Jonathan Furbush, ZBA Board Member <br /> Ms. Tyler Gaudreau, Committee Member <br /> Dave called the meeting to order at 8:30 am. <br /> NEW HEARINGS <br /> 8:30 am Project Address: 275 Quinaquisset Avenue <br /> Business name: Southworth Mashpee Properties, LLC <br /> Owner/Agent: Southworth Mashpee Properties, LLC <br /> Representative: Matt Eddy, Baxter Nye Engineering <br /> Requests: Conversion of one single-family home into 14 <br /> Single-family Cottages. <br /> Pro osed use: 14 cottages x 2,407 sq. ft. footprint each = <br /> 33,698 sq. ft. total footprint. (Planning Board Special Permit) <br /> Mr. Matt Eddy, with Baxter Nye. Also present was Attorney Jack McElhaney, and Dennis Ring <br /> with Willowbend Properties. The proposed project consists of 14 detached homes that will be <br /> located in the Willowbend neighborhood. The application will be a modification to the existing <br /> Special Permit will be presented to the Planning Board and the Conservation Commission. <br /> Mr. McElhaney mentioned that the project consists of 5 acres located directly across from the <br /> Willowbend Country Club on Quinaquisset Avenue. <br /> Mr. Eddy presented existing site plans and proposed site plans to the Committee. The lot is <br /> bound by vegetative wetlands and bogs. The existing lot is a developable single family home, <br /> in an R-3 Zoning District. Willowbend owns this lot and has public water. The proposed layout <br /> is 14 single family structures, and each unit will have two garage spaces in between each <br /> home. The typical structure footprint is approximately 2,400 sq. ft. which includes the <br /> detached garage and house footprint. There has been a fair amount of discussion with the <br /> Conservation Department, and Commission. There will be a mitigation of the bogs that will <br /> be taken offline and will be restored to their natural wetlands. There has also been discussions <br /> with the Town Planner. <br />
