6:06 Louis and Maria M. Pinheiro, 75 Sunset Circle. Proposed garage construction. RDA
Raul Lizardi from Cape and Islands Engineering presented plans.
Agent said all proposed work is outside the 50 ft buffer zone to inland bank/BVW. No impact
to any wetland resource areas. He recommends a negative determination.
Assistant Agent read Building Department and Board of Health comments.
Mr. Sweet asked if the driveway pitches towards or away from the house, or into a drywell.
Raul Lizardi said the intention is to continue pitching towards the street.
Mr. Sweet motioned for a negative determination.
Mr. Colombo seconded the motion.
Vote: 6-0-0
Roll Call Vote:
Mr. Weeden; yes
Mr. O’Neill; yes
Mr. Sweet; yes
Mr. Colombo; yes
Mr. Dalton; yes
Ms. Zollo; yes
In favor, 6; Opposed, 0; Abstentions, 0

6:09 Ockway Bay LLC, 9 Ockway Bay Road. Proposed vista enhancement and revised path AAOOC
43-2699
location.

Jen Crawford from Crawford Land Management presented plans.
Agent stated that proposal meets vista pruning standards and naturally vegetated buffer strip
standards under Regulation 29… no issues with the planting plan. This situation of a previous
violation has been addressed through this application. No other comments.
Assistant Agent read Board of Health comments.
Ms. Zollo asked if it makes sense for the pathway to go through the existing mown area
instead of the naturally vegetative path. Jen Crawford said they wanted to plant all the way up
to the pool area and keep the path as short and direct as possible. We can shift that and
make it longer if you prefer. It’s just a foot path. Ms. Zollo asked if they can shift the stairs
between the two trees, Jen Crawford said there isn’t enough room.
Mr. Sweet motioned approve the AAOOC.
Mr. Weeden seconded the motion.
Vote: 6-0-0
Roll Call Vote:
Mr. Weeden; yes
Mr. O’Neill; yes
Mr. Sweet; yes
Mr. Colombo; yes
Mr. Dalton; yes
Ms. Zollo; yes
In favor, 6; Opposed, 0; Abstentions, 0
