MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> SEPTEMBER 27, 2023 <br /> Mr. Reidy read the Board of Health comments into the record dated September 9, 2023. "No <br /> comments, no increase in bedroom flow. To remain 2 bedroom. " <br /> Mr. Furbush asked if the patio is existing. Mr. Connolly said yes. <br /> The Board reviewed the plan to confirm the setbacks of the addition. There are no new non- <br /> conformities being created. <br /> Mr. Morris stated that since the new addition will be built on sono tubes, he will require an <br /> engineer's stamp regarding the high wind zone to be submitted for the building application. This <br /> does not need to be a condition for the ZBA. <br /> Chairman Bonvie asked Mr. Connolly how long the storage containers have been on the property. <br /> Mr. Connolly said they were on the property when he bought the house. <br /> The Board asked Mr. Connolly if he can remove the storage containers. Mr. Morris said they are <br /> not allowed and would accept that they are removed prior to an occupancy permit. <br /> The Board agreed to a condition that the two storage containers be removed prior to occupancy <br /> permit. <br /> There were no more comments from the Board. There were no abutter present. <br /> Chairman Bonvie asked for a motion to close the public comment. Mr. Reidy, so moved. Mr. <br /> Blaisdell second. All were in favor. <br /> Mr. Reidy made a motion that the Board issue a Written Finding to Owner, Nathan J. Connolly <br /> under §174-17 of the Zoning Bylaws to allow for construction of a family room and entry way <br /> addition, extension to a pre-existing, non-conforming structure on property located in an R-5 and <br /> Historic District(s), Map 37, Parcel 71, Mashpee, MA with the following conditions: <br /> 1. The Board has determined that the applicant meets all the conditions of a Written Finding <br /> under Mass General Law 40A Section 6. <br /> 2. Site Plan—Prepared for:Nathan J. Connolly, 234 Main St., Mashpee,MA. Sheet No.: 1 of <br /> 1, Date: February 6, 2023,Drawn by: JVB, WNH, Checked by: MC, Prepared by: Cape & <br /> Islands Engineering, Drawing Title: Proposed Addition Plan, Stamped and signed by <br /> Matthew C.
