Minutes of Meeting of <br />Design Review Committee <br />Tuesday, October 17, 2023 <br />Mashpee Town Hall Waquoit Meeting Room <br />Mr. Dibb stated that there is one parking space per 900 sq. ft. The requirement is 11 spaces, <br />but the proposed is 19 parking spaces. The contractor bays will be rented out to businesses. <br />There will be a row of shrubs along the east side. There is no office space proposed. There <br />are photometric plans (Sheet 6-7) showing the lighting on the building, and light poles at the <br />front of the lot. <br />There were comments submitted by Evan Lehrer, Town Planner to the Committee regarding <br />the landscape portion of the vacant area. <br />Mr. Furbush was satisfied to see that the architectural aspects of the building plans had <br />shutters on the windows, and design features. Mr. Furbush mentioned that he would like to <br />see nice design features provided for this location. He does not want to see it as a salvage or <br />junk yard. <br />Mr. Dibb believes a building might be constructed on that vacant area in the future. Attorney <br />Kirrane mentioned he did not request a contractor's yard, so if the Zoning Board approves <br />this project next week this area would not be allowed to have the outdoor storage, and would <br />require a separate filing with the Board. The proposal is only for contractor bays. Attorney <br />Kirrane said that the type of storage allowed is for the incidentals of the contractor bays, such <br />as vehicles, but not loam, sand or gravel. <br />Ms. Szarlan mentioned that there are other contractor yards that provide boat storage. <br />Mr. Morris mentioned that the only access to this area of the lot is through the back area of <br />building. Mr. Dibb stated that there's an area noted on the plan as bulk storage which would <br />be utilized temporarily for metal building supplies such as manholes. Mr. Dibb stated that the <br />area is shaped for a possible future building. <br />Attorney Kirrane mentioned that he could ask his client to install a temporary fence around <br />that area. Attorney Kirrane referred to the Table of Use Bylaw Section 174-25 that open lot <br />storage, junk yard, or salvaged materials is not allowed in any district. He does not believe <br />that his client would allow an "eye sore" on his property if he has plans to lease or sell these <br />bays. <br />The Committee reviewed the building colors. The building itself will be black, and the trim is <br />gray. Attorney Kirrane said there is no sign proposal at this time, but will have to apply to the <br />Committee at a later date. <br />Mr. Morris polled the Committee for further comments. There were none. <br />Mr. Furbush made a motion that the Committee approve the project for 50 Evergreen Circle <br />as presented. Ms. Szarlan second. No further discussion.
