MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A VARIANCE <br /> Petitioner, Pastore Excavation, Inc. <br /> Owner, Chapter Closed, LLC <br /> 40 Evergreen Circle, (Map 19 Parcel 10-4) <br /> Mashpee, MA 02649 <br /> V-2023-29 <br /> Attorney Kirrane stated for the record that there were several items left to address. The first and <br /> most important was Mr. Pesce's peer review comments. Mr. Pesce sent an email stating he was <br /> satisfied with all the revisions to the plan, and provided a signed Operation and Management <br /> report. <br /> The Board requested that the applicant follow up with the department heads to confirm that they <br /> are satisfied with the revisions that they requested. <br /> Attorney Kirrane is also requesting relief for parking which is up to the Board's discretion to allow <br /> parking in the front given the odd shape of the lot, and to allow fire truck apparatus access. There <br /> will be plenty of landscape screening as requested by both Committees. <br /> The Conservation Department comments dated May 8, 2023 were read into the record: "No <br /> wetlands jurisdiction". <br /> The Board of Health comments dated May 9, 2023 were read into the record:All BOH comments <br /> completed. " <br /> An email from Tyler Gaudreau to Mark Dibb dated April 28, 2023 was read into the record: "The <br /> updated landscape plan looks great to me and appreciate the wetland seed mix for the bio- <br /> retention area. " <br /> Chairman Furbush read an email from Mark Dibb to Evan Lehrer dated April 27, 2023: "Moved <br /> the 4 parking spaces to the rear, added a dumpster/recycling location and added the arborvitae <br /> screening along the easterly parking." "Zack, Perc testing being performed today. Revised the <br /> typo note on the Tight Tank detail regarding tank size on the side view. " Last note, Ed Pesce <br /> reviewed the project, this new plan addresses most of his comments (we are still working on it), <br /> which resulted in the creation of a photometric lighting plan which he is reviewing. " <br /> Chairman Furbush read an email from Evan Lehrer,Town Planner dated May 9,2023:My concern <br /> with evergreen was that the line of site from Main greet to the cul-de-sac has been heavily <br /> disrupted. I suggested vegetated screening here to improve that line of site and to screen the <br /> adjacent properly. I believe my suggestion was for native species to accomplish this such as red <br /> cedar or perhaps American holly although I do believe the arborvitae accomplishes the intent of <br /> my suggestion. " <br /> Chairman Furbush read Mr. Pesce's invoice dated May 9, 2023 into the record that listed his <br /> specific task descriptions and was approved by the Board. Mr. Furbush also mentioned that the <br /> Board received the O&M Plan with a signature to be stamped in for the record. <br /> 3 <br />
