Town of Mashpee <br /> 16 Great Neck Road North <br /> Mashpee, MA 02649 <br /> MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> JANUARY 24,2024 <br /> The Mashpee Zoning Board of Appeals held Public Hearings on Wednesday,January 24, 2024,at <br /> 6:00 p.m. in the Waquoit Room at the Mashpee Town Hall, 16 Great Neck Road North. Chairman, <br /> Ronald Bonvie, Board Members, Sharon Sangeleer, William Blaisdell, Jonathan Furbush, Scott <br /> Goldstein, and Associate Members, George Ganzenmuller, and Charles Reidy. Also present was <br /> Building Commissioner, David Morris. <br /> Chairman Bonvie opened the meeting at 6:00 pm and announced that the hearings were being <br /> televised live on Mashpee TV. He will take comments after each hearing. <br /> NEW HEARINGS <br /> 84 Uncle Edwards Road: Petitioner, Cotuit Bay Design, LLC requests a Written Finding under <br /> §174-17 of the Zoning Bylaws to allow for construction of a proposed deck and an addition on a <br /> pre-existing, nonconforming dwelling on property containing 6,500 sq. ft. of land area, and 65 ft. <br /> of frontage located in R-3 and the Popponesset Overlay District, Map 117, Parcel 209, Mashpee, <br /> MA(Owners of record: Robert Paquette and Marcia Paquette). <br /> Sitting on this hearing are the five regular Board members. <br /> Mr. Steve Cook, Cotuit Bay Design represented the homeowners who were also present. They are <br /> seeking a Written Finding of their pre-existing, nonconforming ranch style home. The project <br /> consists of a small addition located on the south side of the dwelling, and includes expanding the <br /> deck across the rear past the bulk head which increases the lot coverage to 20.66%. The house <br /> currently has a crawl space, and the project will include lifting the house and creating a full <br /> basement with living space. The Building Commissioner referred this project to the Board because <br /> the foundation is 10.1 ft. within the 15 ft. requirement on the east lot line. The house footprint is <br /> not changing. <br /> Mr. Reidy read the Board of Health comments dated January 22, 2024 into the record; "No <br /> increase inflow to remain (3) three bedroom. Don't put deck footings on septic pipe. " <br /> Mr. Reidy read the Conservation Department comments dated January 23, 2024 into the record. <br /> No other comments. "No wetlands jurisdiction. " <br /> Chairman Bonvie polled the Board for questions. There were no comments from the Board. <br /> 1 <br />
