the same area from a sewage standpoint we just conditioned an I.A. system? Agent said
he doesn’t have the sewer plans in front of him. Mr. Sweet said we need to be consistent.
Mr. Smith said the main concern on the last property was the proximity to water. Ms. Zollo
said it’s also the state of the water quality in town. She agrees it should be an I.A. system.
Jack Cauley said he’s not arguing that it’s better, he’s just surprised by the question and
needs to consult with the client. He asked if the Commission would condition this, Mr.
Weeden suggested it’s better to continue given the Commission’s concerns. Mr. Cauley
requested a continuance.
Mr. Sweet motioned to continue at the request of the applicant to 2/10/22 at 6:12pm.
Mr. Dalton seconded the motion.
Vote: 7-0-0
Roll Call Vote:
Mr. O’Neill; yes
Mr. Colombo;yes
Mr. Sweet; yes
Mr. Smith; yes
Mr. Weeden; yes
Ms. Zollo; yes
Mr. Dalton; yes
In favor, 7; Opposed, 0; Abstentions, 0

6:15 Joan Modzelewski, 55 Horseshoe Bend Way. Proposed tree and invasive removal with RDA
replanting in existing viewshed. Owner of Record: New Seabury Promontory Point.

Arlene Wilson from A.M. Wilson Associates, Inc. presented plans.

Assistant Agent asked for clarification, was there an existing vista pruning permit? Arlene

said there was, it’s probably been about 15 years since work has been done.

Agent said he recalls site visits with a previous consultant regarding a vista pruning

corridor. It’s an RDA because all proposed alterations are outside the 50 ft buffer zone to

wetlands. There’s quite a few invasive species, so it’s good to see an effort being made to

eradicate invasive vegetation and plant native species. No other comments.

Ms. Zollo how many actual units benefit? Arlene Wilson said 5 or 6.

Assistant Agent said the robust planting plan is a good trade off. Agent said yes, it’s a

good project.

Mr. Colombo asked about how many of the cherry and oak trees will be removed?
Arlene Wilson said about 20% of them, per your regulations. Agent said yes, up to 20%.

Mr. Colombo asked who decides which 20%? Agent said it’s typically done onsite with a

contractor.

Mr. Sweet motioned for a negative determination with the condition that all

concerned parties be onsite and agree upon actions to be taken.
