Marino requests a Written Finding under §174-17 of the <br /> Zoning Bylaws to allow for construction of a dormer over an existing garage, and a deck addition <br /> to a pre-existing nonconforming structure on property located in an R-5 Zoning District, Map 49, <br /> Parcel 104, Mashpee, MA. (Continued from January 10, 2024 hearings at the request of the <br /> Board). <br /> At the last hearing, Mr. Glen Fazzino requested a continuance to amend the building plans as <br /> recommended by the Building Commissioner and the Board of Health Agent.The original building <br /> plans did not comply with the bedroom count as noted by the Health Agent. Mr. Marino, the <br /> homeowner, was present and provided the Board with the revised plans that consists of a family <br /> room,and a bedroom over the garage. The plans now comply with the bedroom count for the septic <br /> system. Mr. Marino also mentioned that the Building Commissioner wanted the plans to show the <br /> main egress to be unobstructed. He stated that the garage will have downspouts on the garage to <br /> contain any water runoff, and there is plenty of parking with the large driveway. <br /> Mr.Reidy read the Board of Health comments dated February 8,2024 into the record; "Room over <br /> garage would be 4rh bedroom. Septic is designed for four bedrooms, house to remain four <br /> bedrooms. "The Building Department comments dated February 6, 2024; "The proposed changes <br /> to the existing floor plan provide a continuous and unobstructed path of travel to the primary <br /> egress and is acceptable. " <br /> Mr. Reidy read the Town Planner comments dated January 5, 2024 into the record. <br /> There were no comments from the audience. <br /> The Board had a conversation regarding the need for drywells to be installed on the property. <br /> (The DPW Director comments were read into the record at the hearings dated January 10, <br /> 2024.) <br /> 3 <br />
