MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> FEBRUARY 14,2024 <br /> 18 Neshobe Road: Owner, Illy I. Ilin requests a Written Finding under §174-17 of the Zoning <br /> Bylaws to allow for a 360 sq. ft. addition to a pre-existing, nonconforming structure on property <br /> located in an R-3 Zoning District,Map 125,Parcel 105,Mashpee,MA. (Continued from January <br /> 24, 2024 hearings at the request of the Board). <br /> Mr. Ilin stated that at the last hearing, the Board requested that the plan be revised to reflect the <br /> comments submitted by the surveyor, and that the surveyor's letter be submitted to the <br /> Conservation Department for any comments. <br /> Mr. Reidy read the Board of Health comments into the record dated February 8, 2024; "No <br /> increase inflow, no new bedrooms. "The Building Department comments dated February 6,2024; <br /> No issues. " <br /> Mr. Reidy read the Conservation Department comments into the record dated February 12, 2024 <br /> stating that a permit was required by the Department. The Board was confused to hear these <br /> comments and asked the applicant if he had any documentation approval from the Conservation <br /> Commission. <br /> Mr. Reidy read the Town Planner's comments into the record dated January 5, 2024. The Board <br /> confirmed that the plan was revised and meets the requested requirements. <br /> Mr. Ilin was not able to provide the information to confirm that he had received a negative <br /> determination from the Conservation Department, and asked for a continuance until March 13, <br /> 2024 to get clarification from the Conservation Agent. <br /> Chairman Bonvie asked for a motion to accept the request for continuance until March 13, 2024. <br /> Mr. Blaisdell, so moved. Ms. Sangeleer, second. All were in favor. <br /> 70 Alma Road: Petitioners, Patrick and Julie McNamara request a Special Permit under §174- <br /> 17.1 and §174-33 of the Zoning Bylaws to raze a pre-existing, nonconforming single-family <br /> structure and replace it with a new single-family structure on property located in an R-3 Zoning <br /> District and the Popponesset Overlay District, Map 117 Parcel 161, Mashpee, MA. (Owner of <br /> record: Harry F. Selewacz and Marilyn T. Selewacz Irrevocable Family Trust). (Received letter <br /> from Attorney requesting a continuance until March 13,2024 hearings). <br /> Sitting on this hearing are the four regular Board members and Associate, George Ganzenmuller. <br /> Attorney Kirrane stated for the record that this application has not been heard yet from the <br /> Conservation Commission. <br /> Ms. Sangeleer read Attorney Kirrane's letter dated February 6,2024 requesting a continuance until <br /> March 13, 2024. <br /> s <br />
