MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A WRITTEN FINDING <br /> Owner,Nathan J. Connolly <br /> 234 Main Street, Map 37 Parcel 71 <br /> Mashpee, MA 02649 <br /> FINDING-2023-55 <br /> In view of the foregoing,the Board determined the Petitioner met the criteria for a Written Finding. <br /> Upon motion duly made and seconded at the Public Hearings on Wednesday, September 27,2023 <br /> the Zoning Board of Appeals voted unanimously to issue a Written Finding to Owner, Nathan J. <br /> Connolly under §174-17 of the Zoning Bylaws to allow for construction of a family room and <br /> entry way addition, extension to a pre-existing, non-conforming structure on property located in <br /> an R-5 and Historic District(s), at 234 Main Street, Map 37, Parcel 71, Mashpee, MA with the <br /> following conditions: <br /> 1. The Board has determined that the applicant meets all the conditions of a Written Finding <br /> under Mass General Law 40A Section 6. <br /> 2. Site Plan—Prepared for: Nathan J. Connolly, 234 Main St.,Mashpee,MA. Sheet No.: 1 of <br /> 1,Date: February 6, 2023, Drawn by: JVB, WNH, Checked by: MC, Prepared by: Cape & <br /> Islands Engineering, Drawing Title: Proposed Addition Plan, Stamped and signed by <br /> Matthew C. Costa,No.: 52282. <br /> 3. Building Plans: Prepared for Connolly Residence, 234 Main St.,Mashpee,MA. Date: July <br /> 1, 2022, Prepared by CES Designs LLC, Al: Front, Right and Rear Elevations, A2: <br /> Proposed Floor Plan. <br /> 4. Conditioned on all Town Department comments read into the record including but not <br /> limited to the Conservation Dept., Board of Health, and Town Planner comments. <br /> 5. Any changes to the plans will require the applicant to return to this Board. <br /> 6. The Board finds that the proposed project is not substantially more detrimental than the <br /> pre-existing, non-conforming structure to either the Town or the neighborhood. <br /> 7.
