<br />Jill Campbell inquired about the 6 pumps required for the community and asked if they are included in the <br />total cost. Mr. Jack responded that the Town will be providing the pumps but, that Sea Oaks will be <br />responsible for installation. <br />Jill went on to ask if there will be a design necessary for installation of the pumps. Mr. Jack stated that it is not <br />necessary. <br />Jill also inquired about loss of electricity and Mr. Jack stated that the units come with the capability to be able <br />to be hooked up to a portable generator but, that they are able to store sewerage for at least a day. She <br />requested the specs for the pumps. <br />Jill then asked about future sewer bills. Mr. Jack stated that Sea Oaks has private water mains therefore, there <br />aren’t any meters in the community. Mr. Jack stated that the Town is presently conducting a rate study. <br />Jill asked about the time frame for hook-up and was informed that once the lift station is up and running <br />homeowners will be notified by the Town and will have 90 days to hook up. There will be an opportunity to <br />get an extension but it will have to have merit. It is anticipated that this will process will begin in the summer <br />of 2024. <br /> <br />Ken Houston posed the question about the trees and bushes that have been removed from the property and <br />Mr. Jack stated that several trees had to be cut down in order to place the mains and that they cannot be <br />replaced due to the fact that the mains must be clear for maintenance purposes to the easement area. Mr. <br />Jack went on to explain that tree roots seek out sewer mains and laterals due to the nutrients in them <br />ultimately causing damage. <br /> <br />Chair Smith asked if there will be any mitigation of the lost vegetation and Mr. Jack said there will not be. He <br />stated that only the roadways and lawn areas will be taken care of. <br /> <br />Susan (no last name provided) asked if there will be stump removal and Mr. Jack responded that stumps from <br />trees that had to be removed in the area where the main is being installed will be removed. <br /> <br />MINUTES <br />N/A <br />OLD BUSINESS <br />None at this Time. <br /> <br />NEW BUSINESS <br /> <br />1. Proclamation: Betterment Hearing – Sea Oaks Condominiums. <br /> <br />2. Betterment Presentation – Ray Jack. <br /> <br />Mr. Jack presented a slide show explaining the Betterment process. <br />He stated that before the evening is over the Sewer Commission will vote an Order of Assessment which will <br />include the area to be assessed. <br /> <br />The vote will be as follows; <br /> The estimated cost of the project. There will be a Total cost as well as a Unit cost. <br /> The Total cost is what is being assessed with regards to construction. <br /> Apportionment of costs. Percentage of Owners and percentage of the Town. <br /> Repayment period. The maximum under the law is 30 yrs. <br /> Interest rate. <br />2 <br /> <br /> <br />
