MEETING MINUTES <br /> MASHPEE ZONING BOARD OF APPEALS <br /> MAY 22, 2024 <br /> Ms. Sangeleer, second, yes <br /> Mr. Furbush, yes, <br /> Mr. Ganzenmuller, yes, <br /> Mr. Bonvie, yes. <br /> The Board voted 4-0 and approved the Special Permit. <br /> NEW HEARINGS <br /> 112 Waterline Drive South: Owners, Stephen and Tina Mannarino request a Written Finding <br /> under §174-17 of the Zoning Bylaws to allow for construction of a second floor addition to a pre- <br /> existing,non-conforming single-family dwelling on property located in an R-3 Zoning District and <br /> Little Neck Bay Cluster Sub-division, Map 125, Parcel 145, Mashpee, MA. <br /> Mr. Mannarino represented his petition for a Written Finding of a proposed second floor addition <br /> of a pre-existing, non-conforming dwelling. The structure will remain in the existing footprint, <br /> therefore the setbacks will not change, and will not create any new non-conformities. The <br /> Conservation Commission and Board of Health have approved a new four bedroom I/A system. <br /> There will be four new roof dry wells installed, and all the downspouts will be connected. The <br /> structural engineer has inspected the existing footings, foundation walls,and existing structure and <br /> has found them adequate to support the additional load. The ARC has reviewed and approved the <br /> plans and believes it fits well in the existing neighborhood. <br /> Mr. Ganzenmuller read the Board of Health comments into the record; "Need septic design for 4 <br /> bedrooms, with I/A technology. " Conservation Department comments; "The commission <br /> approved this project at their February 1 St', 2024 public meeting subject to conditions of lawn <br /> standards under Regulation 31 (Nitrogen Loading and Lawn Standards). Any reestablished lawn <br /> areas must comply with regulatory standards under Reg. 31." <br /> Mr. Bonvie commented that the plans will be reviewed by the Building Commissioner. He <br /> confirmed that the project will remain within the same footprint. Mr. Bonvie agrees that the site <br /> will improve. <br /> Mr. Mannarino mentioned that the Conservation Commission asked that a section of the patio be <br /> removed because it is encroaching on the abutting property. There will be drywells installed and <br /> all the downspouts will be connected. <br /> Mr. Furbush wanted to know if the lanai will be enclosed. Mr. Mannarino stated that there will be <br /> a foundation installed and will be enclosed. <br /> Mr. Goldstein questioned the bedroom count on depicting a"game room/storage" on the building <br /> plan, and that the Board of Health may question that,but is not a zoning issue. <br /> 8 <br />
