MEETING MINUTES <br /> MASHPEE ZONING BOARD OF APPEALS <br /> MAY 22, 2024 <br /> Mr. Bonvie asked for other Board comments and from Mr. Morris. <br /> Mr. Morris stated he reviewed the engineer's assessment of the foundation and pointed out that <br /> the full basement is subject to the 50% rule. There's no guarantee that the permit will be issued <br /> until determined if it's 50% or not. The Board should not be concerned because it's a building <br /> code issue. <br /> There were no comments from the audience. There were no other comments from the Board. <br /> Mr. Furbush made a motion to close the public hearing. Ms. Sangeleer second. All were in favor. <br /> Mr. Ganzenmuller made a motion that the Board issue a Written Finding to Owners, Stephen and <br /> Tina Mannarino under §174-17 of the Zoning Bylaws to allow for construction of a second floor <br /> addition to a pre-existing, non-conforming single-family dwelling on property located in an R-3 <br /> Zoning District and Little Neck Bay Cluster Sub-division, Map 125, Parcel 145, Mashpee, MA <br /> with the following conditions: <br /> 1. The Board has determined that the applicant meets all the conditions of a Written Finding <br /> under Mass General Law 40A Section 6. <br /> 2. Site Plan—Proposed Septic System/Site Plan, 112 Waterline Drive South, Mashpee, MA. <br /> Prepared for: Stephan Mannarino, Scale: 1" = 20', Date: 10/11/23, Plan Revision: 4/5/24, <br /> 1/29/24,and 10/27/23.Prepared by: Engineering Works,Inc.
