Chairman, <br /> Ronald Bonvie, Board Members, Sharon Sangeleer, Jonathan Furbush, Scott Goldstein, and <br /> Associate Member, George Ganzenmuller. Also present was Building Commissioner, David <br /> Morris. <br /> PLEDGE OF ALLEGIANCE <br /> Chairman Bonvie opened the meeting at 6:00 pm and announced that the hearings were being <br /> televised live on Mashpee TV. He will take comments after each hearing. <br /> CONTINUED HEARINGS <br /> 70 Alma Road: Petitioners, Patrick and Julie McNamara request a Special Permit under §174- <br /> 17.1 and §174-33 of the Zoning Bylaws to raze a pre-existing, nonconforming single-family <br /> structure and replace it with a new single-family structure on property located in an R-3 Zoning <br /> District and the Popponesset Overlay District, Map 117 Parcel 161, Mashpee, MA. (Owner of <br /> record: Harry F. Selewacz and Marilyn T. Selewacz Irrevocable Family Trust). (Continued from <br /> March 13;March 27,April 24, 2024). <br /> Mr. Bonvie announced that there are only four members sitting on this hearing: Mr. Bonvie, Ms. <br /> Sangeleer, Mr. Furbush and Mr. Ganzenmuller. Mr. Goldstein recused himself. For the record, <br /> Attorney Kirrane decided to move forward with only four members. <br /> Attorney Christopher Kirrane represented the Petitioners for this project. The project consists of a <br /> raze and replace of a non-conforming structure under §174-17.1. The house is located in the <br /> Popponesset Overlay District that requires a minimum lot size of 6,000 sq. ft., frontage of 60 ft., a <br /> front setback of 25 ft., and the rear and side setbacks are 15 ft., and this particular lot requires a 50 <br /> ft. setback to wetlands. This lot is partially located within land subject to coastal storm flowage. <br /> The total lot area is 7,392 sq. ft., however, the lot is only 3,039 sq. ft. deducting land subject to <br /> coastal storm flowage. The lot area is non-conforming, the frontage is conforming. Given the <br /> deduction of the LSTCSF,lot coverage is non-conforming at 43.7%. The total pre-existing lot area <br /> is 17.9%. The Popponesset Overlay allows maximum of 25%. <br /> 1 <br />
