Ms. Thornbrugh requests clarification of the material for the patio being permeable.
Mr. Dib states during the drafting process this was not something discussed however, he feels
the applicant will not object to it and can revise that in the plan.

Additionally, Ms. Thornbrugh references the drywells being used instead of planking to
absorb the extra moisture. Mr. Dib states as of now most of the runoff is generally falling onto
planted/grass areas. He adds the sandy soil within the area will benefit from this runoff by
allowing water to enter the ground quicker.

AGENT COMMENTS

Mr. Kent seeks clarification regarding the zoning implications of the 129sqft increase.
He notes that the site appears to be within either zone X or zone AE and inquires about the
specific zone designation. He explains that the reason for the question is because regulation
standards vary between these zones. In response, Mr. Dib clarifies that the site is situated within
a mix of both zones. However, he points out that the increase is likely smaller than 129sqft and
emphasizes that it falls within the flood zone.

There are no public comments.

Motion made by Mr. Cook to close and issue with the condition to have the patio
made with pervious materials. Rep: Merrill Engineers & Land Surveyors.

Resource Area: Coastal bank, coastal beach, LSCSF (Velocity Zone),
rare species habitat (Natural Heritage & Endangered Species Program-NHESP).

Mr. Santos representing Heather Conway, along with structural engineer Larz Jenson
attending via zoom, proposes the installation of stairs to provide beach access. The proposal
includes the submission of a structural design plan. The stairs will be installed by hand to
minimize disturbance to the dune area. The site currently comprises a single family dwelling,
pool and hardscaping.

COMMISSIONERS COMMENTS

Mr. Cook raises doubts about the steepness of the dune depicted on the plan in
comparison to the actual site, citing a recent visit where he observed discrepancies.
