Proposed raze of existing single family dwelling,
construction and maintenance of new single family dwelling, hardscape, associated grading,
appurtenances and denitrification septic system upgrade. Rep: Cape & Islands Engineering, Inc.

Resource Area: LSCSF (landlocked lot-no other wetlands within 150ft of
the project site).

Mr. Dib initiates the presentation with noting the subject’s location within a flood zone.
The proposal is to demolish the existing structure and replace it with a new flood compliant
single family dwelling consisting of the reconfiguration of the dwelling to improve the setback
regulations pertaining to zoning. Additionally, there will be a screened porch, patio to the rear,
and a timber deck stairs into the building, minor grading about less than a foot of fill. In general,
the existing house consists of 1290sqft and the proposed structure with the shed removed will be
1419sqft which is an increase of 129sqft. He notes the environmental benefits of the new
structure will include a flood compliant dwelling which will have no basement as opposed to the
current structures full basement, a new I/A septic system will be installed, the asphalted
driveway will be removed and replaced with a stone one, there will be roof drained drywells. The
leach field will remain at its 11ft elevation and the project should reduce the risk of storm
damage and flood damage.

COMMISSIONERS COMMENTS

10
